Fairstead is seeking an Associate, Portfolio Management to join our real estate team. In this role, you will play a key part in both the financial and operational performance of our national portfolio. You will be responsible for analyzing property-level financials, tracking key performance metrics, and supporting strategies that enhance asset value and drive long-term returns.
Responsibilities:

<li>Conduct thorough financial analysis, including cash flow projections, budgeting, and financial modeling to evaluate the performance and potential of each property.</li>
<li>Create and manage asset-level business plans including execution of identified initiatives throughout the calendar year</li>
<li>Work closely with affiliated management company to devise and carry out property strategies and business plans for each property, including site visits</li>
<li>Assist with communications and reporting with lenders, investors, and third-party owners</li>
<li>Complete RFPs and other tasks related to third party property management opportunities</li>
<li>Responsible for the portfolio roll-out and operations of ancillary business ventures</li>
<li>Review asset performance to identify revenue opportunities and expense saving projects across Fairstead's portfolio</li>
<li>Work with compliance department to ensure properties are in good standing</li>
<li>Prepare ad hoc internal performance reports and updates for senior management, investment, and other stakeholders</li>
<li>Present investment strategies, financial analyses, and portfolio performance in a clear and concise manner</li>
<li>Maintain strong relationships with internal and external stakeholders, including investors, lenders, property management teams and outside brokers</li>
<li>Assist with making recommendations for refinancing, disposition, or other capital events to achieve determined financial milestones or outcomes.</li>

Requirements:
<ul>
<li>Minimum 3+ years real estate experience required</li>
<li>Bachelor's degree required</li>
<li>Experience in asset management and/or operations in the multifamily asset class</li>
<li>Knowledge and experience with the Low-Income Housing Tax Credit Program gained from asset management, operations or development.</li>
<li>Excellent communication skills</li>
<li>Ability to work cross-departmental through Fairstead's different verticals</li>
<li>Knowledge of the NYC residential and retail rental market a plus</li>
<li>Financial modeling (Microsoft Excel) and analytical skills</li>
<li>Demonstrated competency in financial statement analysis, business valuation, accounting and finance.</li>
<li>Yardi and RealPage experience</li>
<li>· Team – oriented, organized, strong project management skills and follow-through</li>
<li>25% travel required</li>

We are currently seeking a Medical Front Desk Representative for a full-time, Monday - Friday, 8:00 5:00 position at our Jupiter and 45th street offices. Our practice provides comprehensive general and subspecialty ENT medical and surgical care within the convenience of one medical group. Patient care is our top concern, and because we can provide both diagnosis and rehabilitative services, our patients know they can depend on our team for all their needs.
Description:
This is an excellent opportunity for an experienced individual with strong customer service skills. Prior Medical front desk experience is preferred but not required. The ideal candidate must be organized and multitasking oriented, motivated, able to handle a high volume of patients, phone calls and charts. Must be a self-starter, have EMR and medical records, check in and check out experience preferred and willing to learn all aspects of the ENT and Audiology field.
 Responsibilities:

<li>Providing superior customer service to all patients and guests</li>
<li>Answer multi-line phones</li>
<li>Greet patients upon arrival, sign them in and obtain insurance information and any other necessary data</li>
<li>Provide patients with intake and new patient forms as well as copies of our office policies and legally required documents.</li>
<li>Process payments from patients for co-pays and uninsured visits.</li>
<li>Insurance Verification</li>
<li>Schedule appointments for new and recurring patients based on Physician and PA/NP availability</li>
<li>Maintain hard copy patient records as well as the files stored in our EHR</li>
<li>Call patients to remind them of upcoming appointments and to help them schedule testing for off-site services</li>
<li>Provide patients with support and guidance as needed</li>
</ul>
 Requirements:
<ul>
<li>Preferred 1-year previous experience in a medical practice. </li>
<li>Strong customer service and interpersonal skills. </li>
<li>Strong written and verbal communication skills with a clear speaking voice. </li>
<li>The ability to prioritize and handle a high volume of patients. </li>
<li>The ability to work in a team environment. </li>
<li>Working knowledge of medical terminology. </li>
<li>Strong computer literacy. </li>
<li>Bi-lingual Spanish speaking is a plus.</li>

About the Position of Automotive Mechanic
As Mavis's leaders in undercar repairs, our Automotive Mechanics are trusted to inspect, diagnose, and perform a wide variety of automotive services on customers' vehicles. Mavis's Automotive Mechanics perform a wide variety of undercar repairs, including brakes, struts, and shocks. Automotive Mechanics are also responsible for completing state-mandated inspections, changing oil and filters, checking fluids, replacing worn parts, and dismounting, mounting, rotating, and balancing tires.

As an active position, Automotive mechanics are required to stand, walk, bend, kneel, stoop, crouch, crawl, climb, pull, reach and perform repeated and repetitive movements consistent with vehicle maintenance and automotive repair. Mechanics must regularly lift and/or move items weighing over 50 pounds.
