The Vice President of Facilities is responsible for providing leadership, strategic direction, and oversight of the required repairs and planned capital projects for SROA portfolio of properties. This role involves ensuring high-quality support services across multiple self-storage locations while managing a team of facilities service managers, coordinators, and an associate project manager. This position reports to the Chief Operating Officer.
Duties and Responsibilities:
- Provide leadership and guidance to the facilities department, ensuring high-quality support for all SROA self-storage locations.
- Manage and oversee a team of facilities service managers, coordinators, and associate project managers.
- Lead the development of scopes of work for assigned projects, solicit bids, supervise project schedules, ensure adherence to standards, and conduct project close-outs.
- Approve and manage vendors and contractors for all Property Condition Assessments (PCAs) and Planned Capital projects and bank required repairs.
- Ensure timely and within-budget delivery of all PCA and Planned Capital projects.
- Lead the development of the annual Planned Capital project list and the associated budgeting process.
- Conduct quarterly capital improvement reviews to monitor progress and identify areas for improvement.
- Approve change orders and invoices, ensuring compliance with scope of work, budgets, and standards.
- Manage and oversee the execution of ongoing and future facilities-related projects, ensuring successful and efficient completion.
- Other duties and special projects as assigned.
Qualifications:
- Bachelor’s degree preferred
- Minimum of 7 years of experience in multi-site facilities management
- Proven experience in capital project management, including:
- Roof repairs and replacements
- Asphalt repairs
- Facility painting
- Drainage improvements
- Remodeling and refreshing
- HVAC repair and replacement
- New gate installations
- Space planning, including analyze unit remix opportunities by reconfiguring unused space to Rentable Square Feet.
- Construction project management experience required
- Proficient in Microsoft Office Suite, including Outlook, Word, PowerPoint, and advanced Excel
- Excellent verbal and written communication skills
- Strong organizational and time management abilities
- Exceptional attention to detail and follow-through
- Willingness and ability to travel 25–50%
