Vie Management is seeking a passionate and strategic Director of Operations to lead the performance, service quality, and growth of our national portfolio with a core focus on student housing communities. This role is essential in advancing Vies mission to deliver a consistently exceptional guest experience and to build a hospitality-driven brand that exceeds resident expectations.
Reporting directly to the COO, the Director of Operations will drive site-level accountability, elevate the resident journey, and ensure every property operates at peak performance. This is a high-impact role ideal for a leader who thrives in fast-paced environments and is committed to people-first operations.
Key Responsibilities
Hospitality & Guest Experience Leadership
- Champion a guest-first culture across all properties by modeling exceptional service standards
- Ensure the physical and service experience at each property reflects Vies hospitality-focused brand from first impressions to daily resident interactions
- Ensure all staff are empowered to deliver a consistent, welcoming, and memorable experience
- Leverage resident feedback and service data to identify opportunities to improve satisfaction and retention
Portfolio Oversight & Operational Strategy
- Oversee daily operations across a national portfolio of student housing and multifamily communities
- Ensure each community meets performance goals in occupancy, resident satisfaction, retention, maintenance response, and NOI
- Drive accountability in execution, compliance, and service excellence at all levels of the organization
- Lead the operational planning and execution of key leasing cycles, capital projects, and major initiatives
Student Housing Specialization
- Guide teams through the full leasing cycle, turn season execution, university partnerships, and student engagement programming
- Ensure properties are positioned to meet the unique demands of student housing balancing structure, safety, responsiveness, and vibrant community life
- Lead and support successful onboarding of new properties and acquisitions, ensuring a smooth operational handoff
Team & Culture Development
- Hire, train, and mentor Regional Managers, General Managers, and site teams with a focus on developing future leaders
- Foster a positive, performance-driven culture rooted in transparency, high performance expectations, hospitality, and team collaboration
- Promote an inclusive environment that encourages innovation and empowers teammates to take ownership of their roles
Financial & Business Performance
- Oversee the development and management of property-level budgets and operating plans
- Analyze monthly financials, forecast trends, and implement strategies to meet revenue and expense goals
- Work with the Asset Manager to approve expenses and ensure effective capital planning and ROI tracking
Technology & Process Innovation
- Drive adoption of operational technologies including leasing automation, resident apps, and maintenance platforms
- Standardize operational procedures and enhance efficiency across all locations
- Ensure ongoing compliance with all regulatory, brand, and safety standards
Qualifications
- Bachelors degree in Hospitality, Business Administration, Real Estate, or related field
- MBA Preferred
- Minimum 7 years of operational leadership experience, with at least 3 years in student housing or hospitality-driven property management
- Deep understanding of the student living experience, leasing cycles, and university relationships
- Proven ability to lead large teams, manage multi-site portfolios, and improve both financial and service outcomes
- Strong strategic thinking, emotional intelligence, and communication skills
- Proficient in property management software Entrata, Microsoft Office, and operational technology platforms
- Ability to travel up to 50% of the time
