Position Summary
The Affordable Housing Leasing Consultant is responsible for leasing apartment homes in a LIHTC/affordable housing community while ensuring full compliance with federal, state, and local housing program regulations. This role combines strong customer service, sales ability, and detailed compliance documentation.
Key Responsibilities
Leasing & Resident Relations
- Lease apartment homes in accordance with LIHTC, HUD, and Fair Housing guidelines
- Conduct property tours and explain affordable housing qualifications clearly and professionally
- Maintain strong resident relations and provide excellent customer service
- Assist with lease renewals, recertifications, and resident inquiries
- Represent the community as the “face of the property”
Compliance & Eligibility
- Collect, review, and process income and asset documentation
- Complete initial certifications, annual recertifications, and interim certifications
- Verify employment, income, assets, and student status accurately
- Ensure files are audit-ready and compliant at all times
- Follow state housing agency and program-specific requirements
Administrative Duties
- Enter and maintain accurate data in property management software (Yardi, OneSite, AppFolio, etc.)
- Maintain organized resident files (physical and/or electronic)
- Assist with waitlist management and eligibility tracking
- Support occupancy goals while maintaining compliance standards
Marketing & Outreach
- Assist with marketing efforts to maintain strong occupancy
- Participate in community outreach, housing events, and partnerships
- Follow fair housing–approved marketing practices
Qualifications
- 1–3+ years of leasing experience in affordable housing / LIHTC required
- Strong knowledge of Fair Housing laws
- Experience with income calculations and compliance documentation preferred
- Familiarity with Yardi, OneSite, AppFolio, or similar systems
- Excellent attention to detail and organizational skills
- Strong communication and customer service skills
- Ability to handle sensitive and confidential information
- Bilingual (Spanish/English) a plus (if applicable)
