Job Description
We are seeking a data-driven Marketing Manager to lead digital performance, analytics, and creative marketing initiatives across our student and multifamily housing portfolio. This role requires strong analytical skills, hands-on experience with SEO and paid media, and working knowledge of AI-driven marketing tools to improve efficiency, insights, and outcomes.
Key Responsibilities
Analytics, Data & Performance Reporting
- Own marketing performance tracking across all digital channels, including website traffic, lead generation, conversion rates, and cost per lead.
- Use Google Analytics to monitor user behavior, attribution, and funnel performance.
- Build and maintain reporting dashboards and tracking spreadsheets to measure campaign effectiveness and lead source performance.
- Analyze data trends and provide actionable insights to optimize marketing strategies and budget allocation.
SEO & Website Optimization
- Support SEO strategy through keyword research, on-page optimization, content alignment, and local SEO best practices.
- Ensure website content, metadata, photos, and promotional messaging are optimized for search visibility and conversion.
- Monitor website health, traffic sources, and performance across property websites.
PPC & Paid Media Management
- Manage and optimize Google PPC campaigns to drive qualified leads and maximize ROI.
- Monitor budgets, bids, keyword performance, ad copy, and landing page effectiveness.
- Collaborate with internal teams and vendors to test, refine, and scale paid media strategies.
AI Tools & Prompt Engineering
- Leverage AI tools (ChatGPT, Gemini, and similar platforms) to support content creation, campaign ideation, keyword research, ad copy development, reporting insights, and workflow automation.
- Apply prompt engineering best practices to generate accurate, compliant, and brand-aligned marketing outputs.
- Use AI responsibly to increase efficiency while maintaining human oversight, data accuracy, and Fair Housing compliance.
Lead Source & CRM Data Management
- Monitor lead sources, tracking numbers, and attribution accuracy across marketing platforms.
- Submit and maintain lead tracking data within Yardi and master reporting spreadsheets.
- Audit marketing sources regularly to ensure data integrity and accurate reporting.
Qualifications
- 1-3 years of marketing experience with a strong emphasis on digital performance and analytics
- Hands-on experience with Google Analytics, SEO fundamentals, and Google PPC
- Strong Google Docs/ Excel skills for reporting, data analysis, and KPI tracking
- Working knowledge of AI marketing tools, including ChatGPT and Gemini
- Experience with CRM systems and lead attribution reporting
- Housing, multifamily, or student housing marketing experience strongly preferred
- Prior experience with Yardi or Entrata is highly valued.
