POSITION SUMMARY:
This position is responsible for the care, monitoring and preventative maintenance of assigned Sheltair facilities. The Facilities Maintenance Manager oversees all the functions of Site Services, Building Systems, Utilities, and Maintenance of Facilities. Responsible for maintaining all company facility related assets in support of Operations, Quality, and Administrative Services. The Facilities Maintenance Manager plans and oversees projects related to facilities improvement, maintenance or modification of facility support systems. Ensures adherence to quality standards including but not limited to maintaining facilities, critical utilities systems, and environmental and safety compliance. The Facilities Maintenance Manager will support the Property Manager and RVP in developing and managing a complete facilities' budget

DUTIES AND RESPONSIBILITIES:
  • Develop, manage, and maintain robust service/scheduling programs for facility equipment and Including fire protection monitoring, Hangar door systems, HVAC equipment, security systems, roofing and various interior equipment and components.
  • Driving Maintenance Best Practices including Innovating, documenting, improving work methods, standardizing, providing a safe work environment and requiring safe work practices, training, commissioning equipment, collecting, measuring, and analyzing key performance indicators to improve processes and improve the overall Sheltair customers experience.
  • Foster a strong work ethic and accountability amongst the entire maintenance team for the benefit of the Company.
  • Updating PM daily of the status of ongoing projects to ensure prompt and efficient
  • Implementation of programs to assure compliance of facilities services and systems (maintenance, pest control, cleaning, etc. Support Property Manager or RVP with all aspects of Managing designated service provider contracts, such as, vending services, waste management, shredding services, etc.
  • Support Property Manager or RVP with completing regular analysis of costs to assure competitive programs for all service Develop request for proposals along with procurement department and make recommendations on appropriate vendor with the assistance of the procurement department for major upcoming repairs.
  • Ensure the facility complies with OSHA, Air Quality, and local regulations related to building, waste and work environment..
  • supervise and direct contract personnel or outside vendors in the performance of contracted services.
  • Develop and oversee the preventative maintenance program for the facilities equipment and Review the program and implement changes for improving the efficiencies of the facilities maintenance departments.
  • Ensures the availability of resources for timely completion of all maintenance projects
  • Ensure that all buildings, hangars, equipment, systems and life safety monitoring are maintained in good housekeeping condition.
  • Leads continuous improvement efforts in the Facilities and fosters a work ethic of accountability.
  • Providing oversight for budget development and execution, and capital planning as a support to the Property Manager, RVP or SVP.
  • Managing vendor support and equipment
  • Premium Facility Audit conducted in conjunction with RVP or Findings corrected to ensure all items are within compliance.
QUALIFICATIONS:
  • Requires a minimum of 10 years' experience with commercial, retail or industrial building facility management or engineering overseeing multiple sites or At least 5 of those years of direct Supervisory of maintenance team.
  • Knowledge of and experience with local, state, federal regulations for commercial, retail or industrial facilities.
  • Knowledge of utility systems
  • Good interpersonal skills, demonstrated excellent written and verbal communication skills, supervisory experience a MUST.
  • Ability to travel up to 85%
  • Yardi experience preferred
  • Bilingual helpful
