<li>Assist in rent collection and expense control to maintain the financial health of the property.</li>
<li>Managing delinquent rent collection efforts, which may involve sending notices, coordinating eviction processes, and working with collection agencies if necessary.</li>
<li>Assist in marketing efforts, including showing vacant units to prospective tenants and answering inquiries.</li>
<li>Greet prospects and qualify by covering all criteria (ask questions; utilize completed guest cards, etc.).</li>
<li>Assist with legal proceedings.</li>
<li>Assist with lease preparation, signing, and administration.</li>
<li>Have prospect complete application and secure deposit in accordance with Vidalta procedures and Fair Housing requirements.</li>
<li>Confirm all leases and corresponding paperwork are completed and input the software system accurately and on a timely basis.</li>
<li>Ensure all administrative paperwork is accurate, complete and submitted on a timely basis.</li>
<li>Assist in proper response and handling of all community emergencies with staff, residents, buildings, etc. within company guidelines to minimize liabilities (i.e., criminal activity on community, employee/resident injuries, fires, floods, freezes, etc.)</li>
<li>Assist in evaluating and recommending changes on rent/pricing strategies and ensure websites and marketing materials are accurate and updated.</li>
<li>Participate in resident planned activities for maximum customer satisfaction.</li>
<li>Foster positive relationships with residents, addressing their concerns, and ensuring a high level of satisfaction.</li>
<li>Ensure timely communication and follow up for all resident concerns, renewals, and service requests.</li>
<li>Participate in property inspections to ensure that the physical aspects of the community will meet or exceed established standards regarding the grounds, curb appeal, market ready units, risk management/safety requirements, models, cleanliness, and general appearance. Prepare to implement corrective measures as necessary.</li>
<li>Collaborate with the maintenance team to address work orders and ensure timely repairs and maintenance of the property.</li>
<li>Assist team with other various tasks as required.</li>
<li>Follow all Key Performance Indicators, like Occupancy more than 95%, Net Leased more than 93%, Renewal retention per month 50% as a minimum standard, 60 days vacant – ZERO, among others KPIs.</li>

Requirements:
Experience and Education Requirements:
<ul>
<li>Minimum 2 years’ experience in property management required.</li>
<li>Bilingual (English and Spanish) a plus</li>
<li>Experience in collections, sales, and marketing.</li>
<li>Flexibility to work on weekends and accommodate varied schedules.</li>
<li>Exceptional customer service and problem-solving abilities.</li>
<li>Familiarity with fair housing laws and regulations.</li>
<li>Strong organization skills and excellent verbal and written communication skills</li>
<li>Must possess a consistently positive attitude.</li>
<li>Experience with Onesite (Community Software System) and Microsoft Office Suite including Word, Excel, and Outlook.</li>
