Location: Broward, Dade County, Key Biscayne, FL

Salary: Starting at $90,000 per year + Vehicle (based on meeting criteria)

About the Role

HammerHead Recruitment is seeking a Project Manager on behalf of a growing construction client, specializing in concrete restoration and waterproofing projects. The Project Manager will be responsible for managing multiple projects, ensuring timely delivery, and maintaining quality standards. This is an exciting opportunity for a candidate with a strong background in construction management to work on projects with budgets ranging from $300k to $5 million, starting with smaller projects.

The successful candidate will oversee concrete restoration and waterproofing projects, effectively manage project timelines, and lead the collaboration between teams, subcontractors, and clients. You will be responsible for ensuring budgets are managed efficiently and quality standards are met or exceeded. Proficiency in project management tools like RFIs, Submittal Reviews, and Bluebeam is essential.

Key Responsibilities

  • Project Planning: Develop project plans, including timelines, resource allocation, and budgeting.
  • Coordination: Work with teams, contractors, subcontractors, and suppliers to ensure availability of materials, equipment, and manpower.
  • Budget Management: Create financial plans, monitor project expenses, identify cost-saving opportunities, and optimize costs, including up-selling and adding scope via change orders.
  • Schedule Management: Create and maintain project schedules, adjusting as needed for changes or delays.
  • Permit Inspections: Call for permit inspections and ensure engineering logs are up to date for permitting.
  • Warranty & Inspection: Request and process manufacturer warranties, and ensure inspections during project progress.
  • Quality Control: Establish and maintain quality standards, conduct regular inspections, and ensure project equipment and materials meet specifications.
  • Client Relations: Act as the primary point of contact for management, providing updates and addressing concerns.
    • Understand client needs, provide exceptional service, and promptly address concerns.
  • Contract Compliance: Review contracts to ensure adherence to terms and conditions.
  • Safety Protocols: Enforce safety standards, conduct inspections, and implement corrective actions, ensuring employees are reviewing Toolbox Safety Topics.
  • Risk Management: Identify potential risks, develop mitigation plans, and address issues proactively.
  • Project Documentation: Maintain accurate project documentation and generate regular status reports.
  • Problem Solving: Anticipate and resolve issues or conflicts that may affect project progress.
  • Scheduling Tools: Create, implement, and update construction schedules in Gantt chart format, and in-field three-week look-ahead schedules, collaborating with the Senior Superintendent.
  • Submittals & RFIs: Draft submittals, maintain logs, handle RFIs, RFPs, and provide project-specific orientation and training.
  • Compliance: Ensure compliance with local building department regulations and maintain relationships with authorities of jurisdiction.
  • Marketing Collaboration: Collaborate with the office management team to improve marketing materials using project site photos to expand the employer’s marketing presence.
  • Meetings & Documentation: Attend weekly office and onsite construction meetings, manage multiple projects, and provide meeting minutes in Word format.
  • Administrative Support: Organize, update, and maintain project binders and weather delay reports.

Required Skills and Experience

  • Experience Level: Must have substantial experience managing large-scale construction projects, specifically in concrete restoration and waterproofing.
  • Technical Skills: Proficiency in:
    • RFIs
    • Submittal Reviews
    • Drawing Management (Bluebeam)
    • Client Meetings
    • Schedules Management
    • Spanish & English fluency
    • Strong computer skills and email literacy
    • Familiarity with UDA Construction Online Suites (CRM Suites)
  • Location: Ability to manage projects located in Broward, Dade County, and Key Biscayne.
  • Salary & Vehicle: Starting salary of $90,000 per year, with a vehicle provided if criteria are met.
