Job DescriptionOperating Engineer – Class A Office Property
We are seeking an experienced Operating Engineer to support the daily operation,
maintenance, and repair of Class A office properties. This role is responsible for advanced
mechanical systems including HVAC, electrical, plumbing, and building automation systems
to ensure optimal building performance, tenant comfort, and safety.
Key Responsibilities
- Operate, maintain, and troubleshoot HVAC systems including chillers, boilers, AHUs, VAVs,
pumps, and controls
- Perform preventive and corrective maintenance on mechanical, electrical, and plumbing
systems
- Monitor and adjust Building Automation Systems (BAS/BMS)
- Respond to work orders, service requests, and emergency calls
- Coordinate and oversee vendors and contractors
- Maintain logs, reports, and maintenance documentation
- Ensure compliance with OSHA, EPA, and local regulations
- Support energy efficiency and reliability initiatives
Qualifications
- Experience in commercial or Class A office environments
- Strong HVAC knowledge; electrical and plumbing experience required
- Ability to read blueprints, schematics, and technical manuals
- EPA Refrigerant Certification preferred
- Mechanical, HVAC, or Engineer licenses a plus
- Valid driver’s license required
Work Environment Physical Requirements
This position requires the ability to lift up to 50 pounds, climb ladders, work in mechanical
rooms, rooftops, and confined spaces. Exposure to mechanical equipment, noise, weather
conditions, and chemicals may occur.
