Job Title: Superintendent

Position Description: Leads, directs, and coordinates the work of subcontractors and/or MGM trade labor. Protects the fee throughout the duration of the entire project. The Senior Superintendent is responsible for ensuring safety, schedule delivery, quality of work performed and adherence to budget of the project, with a goal of project completion for the complete scope or for a specific area of work or trade discipline.

Reports to: Project Executive, General Superintendent, and, or VP of OPS

Essential Duties

& Responsibilities*:

· Having complete knowledge of all contracts, subcontract documents, drawings and specifications, shop drawings, schedules, labor agreements and local codes.

· Overseeing and making decisions related to the performance of work related to scheduling, delivery, logistics, quality control, trade employee staffing levels, and general conditions expenditures.

· Managing labor relations with subcontractors and MGM trade staff.

· Overseeing work among trades to promote a coordinated project operation. Resolving local area problems regarding procedures, precedence, design clarifications, adequate labor and equipment, schedule, and all other appropriate matters.

· Works with Project team developing, reviewing RFI’s, and Submittals and working with owner / design team in getting timely & correct responses to RFI’s, & Submittals so as to delay the construction process.

· Responsible for ensuring trades’ adherence to the terms of the subcontracts.

· Managing the work to ensure that it is installed in compliance with and conforms to the approved contract documents.

· Executing QA/QC processes, including but not limited to all third-party special inspections.

· Ensuring all necessary permits and insurance are in place and kept current for the term of the project. Acting as liaison to inspection agencies.

· Managing the overall site safety program as required and ensuring subcontractor compliance with MGM standards and all applicable safety codes and regulations.

· Supervising and developing Assistant Superintendents and/or interns, as assigned, including providing input on or completing performance appraisals.

· Create baseline schedules for new potential work when requested. Prior to being promoted to Sr. Superintendent, a candidate must be able to build a complete overall schedule for a project inclusive of the procurement and submittal sections of an overall baseline schedule in either MS Project and or Primavera P6 scheduling software and have enough predecessor and successor ties to produce a logical sequential schedule that is equivalent to a baseline schedule.

· Create and update overall project schedule, per company policy and lead the team in the update process. Follow and abide by 4DX scheduling process procedures.

· Determine correct sequencing of work to input into schedule, schedules.

· Build, create 2 or 3 weeks look ahead schedules and update weekly, this is to be distributed in weekly sub-contractor meetings

· Developing and implementing recovery strategies to maintain project schedule.

· Organizing and leading trade subcontractor meetings to discuss safety, scheduling, quality, logistics, and other relevant matters.

· Communicating with owners, trades, and architects/engineers in connection with field issues. Investigating and resolving such issues.

· Liaising with Technical Project Managers with regard to field issues.

· Reporting to the project team with regard to work in place, and overseeing the monthly estimate of work completed, payrolls, material invoices and subcontractor payment applications.

· Responsible for timely notification and documentation to support resolution of back charges and change orders.

· Ensuring, and being responsible for making sure that no ticket work is done prior to knowing where the money is coming from to pay for any potential future ticket work and having all approvals to proceed with ticket work prior to doing so.

· Responsible for reviewing and vetting field tickets and submitting to Project Superintendent.

· In conjunction with the Project Manager, assuming responsibility for close-outs, including TCOs, as-builts, local agency signoffs, punch lists, etc.

· Responsible for the accurate and timely submission of daily journals.

· Creating along with the senior PM, or PX the late night and weekend rotation of the team so there is always field supervision, and project management coverage on a project when there are workers on the project.

· Ensuring and having procedures in place that allow for the project to be opened on time and closed and locked at the end of the day, and that all team members know and understand this process.

· Assist project team with creating RFI’s, vetting and reviewing RFI’s as needed prior to submission & pursuing answers from architects, and engineers, to these RFI’s to support and not delay construction work in place schedule.

· Assist project team with ensuring submittals are getting reviewed and approved in time to support field operations/construction work in place schedule of the project.

· Minimize back charges by doing work in the correct sequence, per the specs, and to the quality that was bought. Ensure all subs protect their own work & clean up debris caused by their scope of work at the end of each workday.

· Ensure trades are giving MGM full workday per contract agreement.

· Teaching, training, mentoring superintendents, assistant superintendents, assistant project manager, & project managers to constantly stay engaged and “feed the field “so the construction machine is getting the trades, materials & equipment the project needs so as to build the project in the correct sequence and per the construction schedule.

Qualifications: Bachelor’s degree plus a minimum of ten years’ related experience or an equivalent combination of education, training and/or experience. Knowledge of building construction means and methods, scheduling and cost control procedures, general contract, general conditions, subcontract documents,drawings, and specifications.Proven written and verbal communication abilities; proficiency with computer applications, including Microsoft Office suite. Ability to read, understand and interpret contract documents, drawings, specifications, scopes of work and project schedule. Demonstrated leadership and interpersonal skills. Must have OSHA 30 certification.
