Job Objective/ Summary

The responsibility of a Maintenance Technician is to complete general maintenance needs including minor electrical, plumbing, lighting, and structural repairs. The Maintenance Technician is also responsible for the completion and follow-up of daily repair requisitions as well as scheduled maintenance and facility improvements.

Essential Functions

  • Proficient in all areas of light maintenance i.e., painting, minor sheet rock repair, minor electrical (switches, light bulbs, and fixtures) Minor Plumbing (toilets, sinks and fixtures, sprinkler heads) Minor carpentry skills (molding and trim, door casing, etc.)
  • Use tools ranging from common hand and power tools, such as hammers, hoists, saws, drills, and wrenches, to precision measuring instruments and electrical and electronic testing devices.
  • Perform routine preventative maintenance to ensure that machines continue to run smoothly, building systems operate efficiently, or the physical condition of the facility does not deteriorate.
  • Inspect, operate, or test machinery or equipment to diagnose machine malfunctions.
  • Diagnose mechanical problems and determine how to correct them, checking blueprints, repair manuals, or parts catalogs, as necessary.
  • Assemble, install, or repair wiring, electrical or electrical components, pipe systems, plumbing, machinery, or equipment.
  • Repair or replace defective equipment parts, using hand tools and power tools, and reassemble equipment.
  • Perform Lockout/Tag Out Procedures.
  • Inform Director of Facilities of levels of parts and equipment for restock.
  • Adhere to The Estates at Carpenters’ policies and procedures, including those covering privacy and security in compliance with HIPAA regulations, and codes of conduct. Always maintain confidentiality and respects resident’s privacy in accordance with HIPAA regulations.

  • Attends and participates in orientation, training and educational activities as required.
  • Dresses appropriately, following appropriate dress and uniform policies and guidelines.
  • Must be able to maintain consistent attendance as per job requirements and policies.

Qualifications and Job Requirements

Job Education, Licenses/Certifications, Knowledge & Experience

  • High School Diploma or equivalent. A minimum of one (1) year previous work-related skill, knowledge, or experience.

Additional Knowledge, Skills & Abilities

  • Knowledge of machines and tools, including their designs, uses, repair, and maintenance.
  • Knowledge of materials, methods, and the tools involved in the construction or repair of houses, buildings, or other structures.
  • Knowledge of relevant equipment, policies, procedures, and strategies to promote effective local, state, or national security operations for the protection of people, data, property, and institutions.
  • Knowledge of principles and processes for providing customer and personal services. This includes customer needs assessment, meeting quality standards for service, and evaluation of customer satisfaction.
  • Troubleshooting – determining causes of operating errors and deciding what to do about it.
  • Critical Thinking – using logic and reasoning to identify the strengths and weaknesses of alternative solutions, conclusions, or approaches to problems.

Additional Requirements/Preferences Requirements

  • Must successfully pass the mandated criminal background checks.
  • Must be able to pass a pre-employment drug screen.
  • Must be able to pass the pre-employment reference checks.
  • Must be able to provide official grade transcripts of the education level provided on the employment application.
  • Must be able to provide a copy of his/her own social security card for W-4 documentation.
  • Must be able to provide applicable documentation(s) for I-9 to establish identity and authorization to work in the U.S.
  • Must have a valid driver’s license, personal automobile liability insurance, and acceptable driving record (if required to drive).
