The HOA Janitor / Porter plays a key role in maintaining the cleanliness, safety, and overall appearance of the community. The HOA Janitor / Porter is responsible for routine janitorial services, exterior property upkeep, and physically demanding tasks that support day-to-day operations. The ideal candidate takes pride in their work, operates with a service-oriented mindset, and contributes to a well-maintained, welcoming environment for residents and guests.
Job Duties
· Perform daily janitorial duties in common areas, including lobbies, hallways, restrooms, stairwells, and amenity spaces
· Maintain exterior areas by collecting trash, sweeping walkways, cleaning parking areas, and removing debris
· Conduct heavy lifting as required, including moving furniture, bulk items, supplies, and waste materials
· Support property clean-up efforts after events, maintenance projects, or weather-related impacts
· Monitor common areas for safety hazards, damage, or maintenance needs and report issues promptly
· Assist with setup and breakdown of community events or meetings as needed
· Follow established safety procedures, cleaning standards, and HOA policies
Qualifications
· Ability to lift, carry, push, and pull heavy objects (typically up to 50 lbs or more)
· Experience with janitorial, porter, or maintenance work preferred
· Comfortable working outdoors in varying weather conditions
· Strong attention to detail and time management skills
· Dependable, punctual, and able to work independently or as part of a team
· Basic understanding of cleaning chemicals, equipment, and safety practices
· Professional demeanor and respectful communication with residents and staff
