JOB SUMMARY Supervises engineering/maintenance operations, including maintaining the building, grounds and physical plant with particular attention towards safety, security and asset protection. Accountable for maintaining HVAC system, refrigeration components, laundry maintenance kitchen equipment, preventative maintenance and energy conservation. Leads the emergency response team for all facility issues. JOB SPECIFIC TASKS Supervises Maintenance and Repair of Equipment - Supervising or guiding the maintenance and the repair of equipment. Specializing in Air Conditioning, Refrigeration, kitchen equipment, Laundry equipment, motors, pumps, etc.Supervises Maintenance of Facilities - Guiding and supervising maintenance of the facilities.Communicating, Monitoring, and Ensuring Safety Standards - Communicating the importance of safety procedures, detailing procedure codes, ensuring associate understanding of safety codes, monitoring processes and procedures related to safety.Exceeding Customer Expectations - Providing services that are above and beyond for customer satisfaction and retention.Demonstrating Leadership - Utilizing interpersonal and communication skills to lead, influence, and encourage others; advocates sound financial/business decision making; demonstrates honesty/integrity; leads by example.Achieving/Exceeding Goals - Achieving and exceeding goals including performance goals, team goals, etc.Supervises Daily Operations of the Area or Department - Supervising day-to-day operations, ensuring the quality, standards and meeting the expectations of the customers on a daily basis.Solving Problems - Analyzing information and evaluating results to choose the best solution and solve problems.Improving Service - Improving service by communicating and assisting individuals to understand guest needs, providing guidance, feedback, and individual coaching when needed.Assist with Organizing, Planning, and Prioritizing Work - Developing specific goals and plans to prioritize, organize, and accomplish your work.Supervising Associates - Supervising associates and all day-to-day operations. Understanding associate positions well enough to perform duties in associates' absence.Developing and Building Teams - Encouraging and building mutual trust, respect, and cooperation among team members.Managing Maintenance and Upkeep - Inspecting and ensuring the maintenance of the equipment or the environment.Assisting with Coaching and Developing Others - Identifying the developmental needs of others and coaching, mentoring, or otherwise helping others to improve their knowledge or skills.Inspecting Equipment, Structures, or Material - Inspecting equipment, structures, or materials to identify the cause of errors or other problems or defects. Job Specifics Task Supervises the physical plant including equipment, refrigeration, HVAC, plumbing, water treatment and electrical systems, kitchen equipment, laundry equipment.Supervises and controls heat, light and power and recommends current best methods for energy conservation and economical facility operations.Oversees and directs the maintenance of grounds, guestrooms, public space, restaurants, and recreational facilities.Consults with Management regarding parts and equipment inventory.Displays leadership in guest hospitality, exemplifies excellent customer service and creates a positive atmosphere for guest relations.Empowers associates to provide excellent customer service.Establishes guidelines so associates understand expectations and parameters.Observes service behaviors of associates and provides feedback to individuals and or managers.Strives to improve service performance.Shares observations with hotel leadership and ensures corrective action is taken to continuously improve guest satisfaction.Incorporates guest satisfaction as a component of departmental meetings with a focus on continuous improvement.Ensures associates are treated fairly and equitably.Performs monthly property inspection to ensure buildings and grounds are maintained in excellent condition.Conducts guest room and common area inspection to ensure guest satisfaction.Recommend or arrange for additional services such as painting, repair work, renovations, and the replacement of furnishings and equipment. Skills and Knowledge Equipment Maintenance - Performing routine maintenance on mechanical or technological equipment and determining when and what kind of maintenance is needed.Mechanical - Knowledge of machines, computers, tools and other equipment, including their designs, uses, repair, and maintenance.Reading Comprehension - Understanding written sentences and paragraphs in work related documents.Troubleshooting - Determining causes of mechanical or technological operating errors and deciding what to do about it.Equipment Selection - Determining the kind of tools and equipment needed to do a job.Oral Comprehension - The ability to listen to and understand information and ideas presented through spoken words and sentences.Repairing - Repairing machines or systems using the needed tools.Building and Construction - Knowledge of materials, methods, and the tools involved in the construction or repair of buildings or other structures such as walkways, parking lots, and guest facilities.Customer and Personal Service - Knowledge of principles and processes for providing customer and personal services. This includes customer needs assessment, meeting quality standards for services, and evaluation of customer satisfaction.Writing - Communicating effectively in writing as appropriate for the needs of the audience.Mathematics - Using mathematics to solve problems.Basic Computer Skills - Using basic computer hardware and software (e.g., personal computers, word processing software, Internet browsers, etc.).Number Facility - The ability to add, subtract, multiply, or divide quickly and correctly. Education: High school diploma or GED; 4 years’ experience in engineering and maintenance or related professional area; technical training in HVAC-R/electrical/plumbing. OR 2-year degree from an accredited university in Building and Construction, Engineering, Mechanics, or related major; 2 years’ experience in the engineering and maintenance or related professional area; technical training in HVAC-R/electrical/plumbing. Safety and Security Follow company and department safety and security policies and procedures to ensure a clean, safe, and secure environment. Report work-related accidents, or other injuries immediately upon occurrence to manager/supervisor. Follow policies and procedures for the safe operation and storage of tools, equipment, and machines. Use proper equipment, wear appropriate personal protective clothing (PPE), and employ correct lifting procedures, as necessary, to avoid injury. Complete appropriate safety training and certifications to perform work tasks. Identify and correct unsafe work procedures or conditions and/or report them to management and security/safety personnel. Follow property specific procedures for handling emergency situations (e.g., evacuations, medical emergencies, natural disasters). Ensure uniform, nametags, and personal appearance are clean, hygienic, professional and in compliance with company policies and procedures. Protect the privacy and security of guests and coworkers. Protect company tools, equipment, machines, or other assets in accordance with company policies and procedures. Perform other reasonable job duties as requested by Supervisors. Guest Relations Welcome and acknowledge each and every guest with a smile, eye contact, and a friendly verbal greeting, using the guest's name when possible. Address guests' service needs in a professional, positive, and timely manner. Thank guests with genuine appreciation and provide a fond farewell. Assist other employees to ensure proper coverage and prompt guest service. Communication Speak to guests and co-workers using clear, appropriate and professional language. Working with Others Support all co-workers and treat them with dignity and respect. Develop and maintain positive and productive working relationships with other employees and departments. Quality Assurance/Quality Improvement Comply with quality assurance expectations and standards. Physical Tasks Stand, sit, or walk for an extended period of time or for an entire work shift. Move, lift, carry, push, pull, and place objects weighing less than or equal to 25 pounds without assistance. Reach overhead and below the knees, including bending, twisting, pulling, and stooping. General Food and Beverage Services Maintain cleanliness of work areas throughout the day, practicing clean-as-you-go procedures. Closing Complete closing duties, including storing all reusable goods, breaking down goods, cleaning all equipment and areas, returning equipment to proper locations, locking refrigerators, restocking items, turning off lights, locking doors, and completing daily cleaning checklist.
