Position Overview


The Leasing Consultant is a pivotal role responsible for the successful leasing and strategic marketing of residential apartment units, with the primary objective of achieving high occupancy rates and fostering positive, long-term resident relations. This position requires superior sales acumen, exceptional customer service skills, and strong organizational capabilities, serving as the principal liaison for both prospective and current residents.


Key Responsibilities

Leasing and Sales

  • Conduct comprehensive property tours for prospective residents, effectively highlighting all community amenities, features, and benefits.
  • Respond promptly and professionally to all prospective resident inquiries (via phone, email, or in-person walk-ins) and execute regular follow-up protocols to successfully secure lease agreements.
  • Accurately process all rental applications, including performing necessary background checks, income verification, and preparing official lease documentation.
  • Meet and exceed established monthly and annual leasing goals for both occupancy and renewal rates.
  • Maintain continuous awareness of current local market conditions, competitor pricing strategies, and emerging leasing trends to ensure effective property positioning.

Resident Relations and Retention

  • Professionally and promptly manage all resident inquiries, concerns, and maintenance requests, escalating complex issues to the Property Manager when necessary.
  • Coordinate and facilitate seamless move-in and move-out processes, ensuring a smooth transition for all residents.
  • Actively participate in the planning and execution of strategic resident events and retention programs.
  • Proactively promote positive resident relations to maximize lease renewals and encourage resident referrals.

Administration and Compliance

  • Maintain meticulous and up-to-date resident and property files, ensuring accuracy in both physical and electronic formats.
  • Ensure the accurate and timely input of all prospect and resident data into the designated property management software (e.g., Yardi, RealPage).
  • Ensure strict compliance with all relevant federal, state, and local legislation, including all Fair Housing regulations.
  • Prepare and process various reports, including data on occupancy status, prospective resident traffic, and lease renewal rates.

Marketing and Outreach

  • Support the execution of the community’s strategic marketing plan, which includes managing social media presence, maintaining online property listings, and coordinating local outreach efforts.
  • Regularly inspect vacant units and common areas to ensure they consistently meet high presentation standards.
  • Distribute marketing materials and promotional flyers as required.
  • Support the Preferred Employer Plan and Resident Referral programs.


Requirements:

QualificationsRequired

  • High school diploma or equivalent.
  • Minimum of one (1) year of demonstrable experience in sales, customer service, or property management leasing.
  • Exceptional written and verbal communication abilities.
  • Proficiency in Microsoft Office Suite (Word, Excel, Outlook).
  • Strong organizational and time management skills.
  • Preferred
  • Prior experience utilizing property management software (e.g., Yardi, RealPage, AppFolio).
  • Demonstrated knowledge of Fair Housing laws and associated regulations.
  • Possession of a valid driver's license and reliable personal transportation.
  • Being bilingual is a plus.
