Job DescriptionStratus is searching for a Senior Construction Administrator to contribute to our highly innovative and diverse team of professionals.
Duties:
- Coordinate architectural and consultant activities related to construction contract administration, including process sketches and permit revisions, field observations, reports, change orders and contractor’s applications for payment.
- Review project submittals for compliance with contract documents including drawings, specifications, and owner requirements. Coordinate submittals with consultants and review consultants’ comments.
- Review, coordinate with consultants, and respond to contractor’s Requests for Information (RFIs).
- Review, distribute to consultants and certify contractor requests for payment.
- Review, track and process project cost modifications including change orders, contract allowances and construction contingencies for contract conformance.
- Attend project construction meetings; prepare and distribute meeting minutes as required by contract.
- Perform periodic site visits to observe progress of work and compliance with contract documents, coordinate consultant site visits; prepare and distribute reports.
- Perform site visit and coordinate with consultants to perform site visit to establish substantial completion. Complete documents required by contract establishing substantial completion date.
- Conduct walkthrough with owner, contractor, and consultants to prepare punch list of items requiring attention, correction or replacement by contractor.
- Communicate effectively and maintain proactive working relationship with clients, agencies, consultants, and contractors.
- Review contractor’s project as-built and record drawings, warranties and other post-construction submittals.
- Managing monthly project invoicing, reviewing and approving consultant invoicing, managing project team time expenditures, preparing additional services requests for extended construction administration activities.
- Compile, evaluate and present feedback information related to necessary changes in construction documents.
- Other related activities include assisting with the development and improvement of the contract administration process with emphasis on efficiency, quality assurance, quality compliance, and project closeout.
Qualifications:
- 10+ years in Construction Administration is required.
- Bachelor’s degree in Architecture, Engineering or Construction Management is required.
- Knowledge of sustainable design and construction process is preferred.
- Field experience is preferred.
- Basic computer application proficiency is required. Knowledge of Newforma (or Similar Construction Tracking Program) AutoCAD and/or Revit is preferred
