Position Summary
A Certified Maintenance Technician is responsible for maintaining apartment homes and community facilities to ensure safety, functionality, and resident satisfaction. This role includes performing repairs, preventive maintenance, service requests, and unit preparations while working efficiently and professionally.
Key Responsibilities
- Diagnose, troubleshoot, and repair HVAC, electrical, plumbing, and appliance systems.
- Perform routine and preventive maintenance on units and common areas.
- Prepare vacant apartments for new residents (“make-readies”), including painting, drywall, carpentry, etc.
- Complete work orders and maintenance tasks promptly and professionally.
- Maintain tools, equipment, and inventory; request supplies as needed.
- Respond to emergency maintenance calls and participate in on-call rotation.
- Communicate effectively with residents, property management, and team members.
- Ensure maintenance activities comply with safety standards and property policies.
Required Qualifications
- EPA Universal or HVAC certification (required for handling HVAC systems).
- Proven experience in apartment, residential, or commercial maintenance.
- Ability to use hand and power tools safely and effectively.
- Valid driver’s license and reliable transportation.
- Physical ability to lift moderate weights, climb ladders, and perform manual labor.
Preferred Skills & Certifications
- Certifications such as Certified Pool Operator (CPO) or additional trade credentials.
- Experience with computerized maintenance systems (CMMS).
- Strong customer-service orientation and communication skills.
Working Conditions
- Full-time, onsite role with potential weekend or after-hours on-call duties.
- Physical work in apartments and outdoor common areas.
- Exposure to varied weather conditions and occasional emergency response situations.
