Title: Florida Director of Property Management

Level: Director

Location: Corporate Headquarters in Winter Park, FL

Reports to: Chief Operating Officer

Status: Salary, Exempt

Position Summary:

Elevation Financial Group’s Florida Director of Property Management, will be innovative in the overall management of our real estate portfolio in Florida. The Director of Property Management will be accountable for leading teams, managing operations, finances, and tenant relations to maximize property value and owner objectives. This role requires strong leadership, financial acumen, strategic thinking, and expertise in property management software and legal regulations.

Essential Duties and Responsibilities:

Sales Excellence

  • Oversee many successful Lease-Ups
  • Creative Best Practices for On-line and Physical marketing of communities
  • Ensure the monitoring of Google Ads and Online comments and reviews

NOI growth and optimization:

Work collaboratively with the Asset Management Team:

  • Create and implement value creation initiatives
  • Enforce and monitor the asset management plan
  • Ensure new lease trade outs are maximized
  • Ensure renewal trade outs are maximized

Leadership and team management:

  • Recruit, train and mentor property managers to ensure highest standards of performance and professionalism
  • Ensure properties are well-maintained, overseeing repairs and preventative maintenance programs to ensure functionality and compliance with safety codes
  • Build and maintain positive community living
  • Lead by example and with kindness
  • Build strong teams at each Florida property
  • Work with development team for new properties to ensure expedited lease up

Financial Oversight:

  • Assist with developing property budgets
  • Review monthly financial statements for accuracy
  • Develop cost control measures
  • Track Net Operating Income goals and Debt Service Ratio goals
  • Negotiate and monitor contracts with vendors

Legal and Regulatory Compliance:

  • Ensure Fair Housing Act requirements are met
  • Ensure Grace Hill training requirements are met
  • Interpret and apply relevant regulatory requirements
  • Interpret and apply relevant laws
  • Enforce company policies


Requirements:

  • 5-8 years of experience in regional level multi-site property management
  • Strong understanding of financial reporting and asset management plans
  • Exceptional written and verbal communication skills with Director and Executive level colleagues
  • Solid analytical, attention to detail, and creative problem-solving skills
  • Bachelor’s degree (B.A. or B.S.) from an accredited institution
  • Kindness and a spirit of servant leadership
  • Ability to travel domestically to Elevation-owned properties

Organizational Responsibilities:

  • Follows established policies and procedures by monitoring and ensuring compliance with regulatory requirements, organizational standards, and operational processes related to property operations and reporting violations or infractions to appropriate individual(s)
  • Identifies areas for improvement and offers suggestions to improve the efficiency, productivity, and profitability of the property
  • Keeps abreast of new trends and changes in the industry and area(s) of responsibility by attending internal and external training classes, apartment association meetings, and other events, and accessing, other information sources

  • Demonstrated successful lease ups
  • Demonstrated ability to read, write, and communicate effectively to comprehend and complete legal lender documents
  • Demonstrated proficiency in Internet, word processing, spreadsheet, and database management programs in order to complete required reports and employment documents. Strong proficiency in using property management software (One Site)
  • Demonstrated mathematical skills necessary to add, subtract, multiply, and divide numbers, decimals, and fractions, and calculate percent in order to complete financial records, budgets, and other fiscal reporting information
  • An innovative and solutions-oriented thinker with great organizational skills

Interpersonal Relationships

  • Communicate by telephone, e-mail, Teams meetings, and in-person discussions
  • Have a high level of social contact
  • Usually works with multiple teams for a common solution

Work Performance

  • Must be sure that all details are done and their work is exact. Late or unfinished projects could create problems for the company’s success
  • Must represent the company professionally with external colleagues
  • Must meet multiple deadlines, prioritizing appropriately
  • Must demonstrate an ability to contribute at a very high functioning performance

  • The employee is occasionally required to climb, balance, stoop, kneel, crouch, reach with hands and arms, walk, lift, push or pull objects up to 20 pounds

  • Must be able to perform complex tasks requiring independent knowledge and its application to non-routine situations

Hours/Travel

  • Usually work a 45-55 hour week
  • Up to 50% Overnight Travel
