LOCATION: Luxury Condominium on Longboat Key, FL
REPORTS TO: DIRECTOR OF OPERATIONS-PROPERTY MANAGER-MAINTENANCE SUPERVISOR
SUMMARY: Keep common elements of community in clean and orderly condition and tends to swimming pool(s) (keeps pool area clean and orderly), irrigation system, recreational facilities by performing the following duties:
ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned.
Assists the D.O.O., P.M. and Maintenance Supervisor regarding vendors contracted to perform work.
Assists the with all physical services for repairs and maintenance.
Performs work orders as directed.
Maintains golf carts neatly with supplies and tools.
Sweeps, mops, scrubs, and vacuums hallways, elevators, pool deck, parking garage, stairs, and recreation rooms as directed.
Regulates flow of fuel in pool heating equipment.
Empties trash containers and roll out dumpsters on pick up days. (Recycle & Waste)
Maintains building, performing minor and routine painting, plumbing, electrical wiring, and other related maintenance activities.
Assist in troubleshooting electrical, HVAC, plumbing and water related concerns.
Notifies management concerning need for major repairs, lighting and any other safety concerns.
Provides routine maintenance of irrigation system including cleaning and adjusting sprinkler heads, setting time clocks, and other repairs to keep landscaped areas irrigated.
Acts as on-site liaison with outside contractors and vendors when directed.
Provides on call emergency assistance by participating in rotating on call duties and possibly rotating Saturday duties.
Become familiar with all major mechanical systems and be able to perform routine and scheduled maintenance on such to ensure proper function and satisfy warranty conditions.
Assist in maintaining proper supplies and inventory of materials to properly perform duties.

EDUCATION and/or EXPERIENCE:
High school diploma or general education degree (GED); or two to four years related experience and/or training; or equivalent combination of education and experience. Willingness to learn and grow with in employment is essential to duties.
LANGUAGE SKILLS:
Ability to read and comprehend simple instructions, short correspondence, and memos. Ability to write simple correspondence. Ability to effectively present information to residents and owners and other employees of the organization.
MATHEMATICAL SKILLS:
Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ration, and percent and to draw and interpret bar graphs.
REASONING ABILITY:
Ability to apply commonsense understanding to carry out detailed but uninvolved written or oral instructions. Ability to deal with problems involving a few concrete variables in standardized situations.
CERTIFICATES, LICENSES, REGISTRATIONS:
None required. Pool Certification preferred, HarTru tennis court grooming experience helpful.
