Job Description

We are seeking a highly organized, experienced, resident-focused Property Manager to lead operations at a 300+ unit apartment community in Wellington, FL. The Property Manager will be responsible for the overall performance of the property, including financial management, team leadership, resident satisfaction, leasing oversight, and vendor coordination


Key Responsibilities:

  • Oversee day-to-day operations of the apartment community, ensuring smooth functioning across all departments including leasing, maintenance, and resident services
  • Manage leasing and occupancy goals by supporting the leasing team, reviewing marketing strategies, and analyzing traffic and conversion metrics
  • Develop and manage the property’s operating budget, monitor expenses, and ensure financial objectives are met or exceeded
  • Lead, train, and supervise on-site staff, fostering a collaborative and results-driven work environment
  • Ensure timely rent collection, manage delinquency efforts, and enforce lease compliance and community policies
  • Build positive relationships with residents, address escalated concerns, and maintain high levels of resident satisfaction and retention
  • Coordinate property maintenance needs, capital improvements, and vendor services to maintain curb appeal and functionality
  • Conduct regular property inspections to ensure upkeep, safety, and compliance with housing regulations
  • Prepare and deliver ownership reports, including financials, occupancy data, and maintenance performance
  • Ensure legal compliance with all local, state, and federal housing laws, including Fair Housing and landlord-tenant regulations


Requirements:

  • High school diploma or equivalent (bachelor’s degree preferred)
  • Proven experience as a Property Manager overseeing a multifamily community of comparable size
  • Strong financial acumen, with experience in budgeting, forecasting, and rent collection
  • Excellent leadership and team management skills
  • Outstanding communication and customer service skills, with the ability to resolve conflicts professionally and efficiently
  • Strong understanding of property management systems and marketing platforms (Yardi, AppFolio, RealPage, etc.)
  • Knowledge of housing laws, building codes, and fair housing regulations
  • Detail-oriented with exceptional organizational and multitasking abilities
  • Availability to work a flexible schedule, including occasional weekends or evenings as needed
