As the residential property manager, you will oversee the daily operations, ensuring the property is well-maintained, financially sound, and providing a positive tenant experience. Additional responsibilities include tenant relations, maintenance coordination, rent collection, vendor management, and financial reporting.
Key responsibilities:
Tenant management:
Advertise available units and market property, respond promptly to inquiries.
Screen potential tenants, including credit checks.
Negotiate and enforce lease agreements.
Serve as the primary point of contact for tenant concerns, questions and requests.
Enforce property rules as needed.
Manage lease terminations and evictions when necessary.
Maintenance and repairs:
Coordinate and supervise emergencies, maintenance and repairs in a timely manner.
Inspect vacant units.
Hire and manage vendors for services such as landscaping.
Financial management:
Collect rent and manage late payments.
Prepare property bills vouchers and manage operating expenses.
Draft property budgets for board approval.
Track tenant income by budget line item.
Legal and administrative tasks:
Ensure compliance with local, state, and federal housing laws and regulations.
Maintain accurate records of leases, complaints, and financial activity.
Maintain warranty information and supplier contacts.
Schedule regular office hours in the Community Center
