We are looking for a Full-Time Maintenance Technician for our commercial properties in Deerfield Beach and Pompano Beach. This position will start on a Temporary Employment basis, with future Permanent Hire status is a possibility.

Critical Skills:

You will report to the Property Manager – Must be knowledgeable with computers and smart phones for email and texting communication. Candidate must be hard-working, loyal, reliable, honest, possess strong customer service and communication skills. Must be able to take direction and the initiative for other things that need to be done.

Job Description:

• Duties include, but are not limited to:
• Identify property maintenance requirements of the common areas, solicit and review bids from contractors and make recommendations to Management.
• Daily policing of the properties (trash pick-up) to make sure all grounds are maintained
• General electrical skills (change out light bulbs, ballasts, outlet, light switches etc.)
• Painting, pressure cleaning, office punch-out, “make ready”.
• Responsible for the inventory of all supplies and equipment owned by the property.
• Work overtime if needed, work weekends if needed.
• Candidate is also responsible for ensuring that all contractors and vendors are delivering the highest level of quality work and services
• Coordinate work performed by outside vendors
• Prioritize the maintenance and repairs of company equipment and parts
• Carrying out inspections of the facilities to identify and resolve issues
• Ensure all service requests and repairs are made correctly and in a timely manner
• Communicate effectively with tenants, fellow associates, vendors and supervisors
• Work with property team to always ensure excellent curb appeal
• Regular inspection of roofs, all electrical, mechanical and other equipment of a facility
• Detecting any defects and malfunctions, immediately repairing, and refurbishing the same
• Report on all defects and damage to the Property Manager
• Completing all tasks as delegated by the supervising authority
• Obtain estimates for supplies, repairs, parts and order parts when needed
• Help maintain all records of the repairs and maintenance work conducted at the property
• Will work with the Property Manager maintaining a physically safe and appealing environment for tenants and associates.
• Completing Property Inspection Checklist visually daily and written report once weekly for follow up by Property Management.

Requirements:

• Have a working knowledge of basic maintenance skills
• Candidate should have at least five years’ experience in a similar environment with a similar skill set.
• Must be able to lift 50lbs
• Must be able to work onsite, off site, outdoors and climb stairs throughout the course of the day
• Must have experience with HVAC systems, certification not required but a working knowledge of the systems.
• Must have basic working knowledge with electrical systems.
• Must have basic working knowledge with mechanical systems.
• Must be able to use the Internet for research, email, Outlook, and calendar on phone
• Must be able to work in a fast-paced environment and multi-task effectively
• Excellent organization and prioritization skills
• High School diploma or equivalent is required
• Must speak, read and write English. Spanish a plus
• Must have own vehicle
• Must have valid driver license and insurance. Vehicle a must.
• Must have own tools.
• Must follow set schedule but be flexible at times with spontaneous requests/work orders
• Ability to consistently maintain positive tenant/vendors relationships
• Must be able to pass a thorough background check and drug test.
