Position Title: Groundskeeper
Reports to: Senior Property Director and Maintenance Supervisor
FLSA: Non-Exempt, Hourly
Type of Position: Full Time
Experience: Experience in pool care and general maintenance in the property management industry or similar industry is preferred. High school graduate or GED and experience with computers, Internet and email is preferred. In addition, proven experience in the following is required:
1. Ability to interact well with co-workers, supervisors, guests, vendors, contractors, residents and the public in a professional and pleasant manner.
2. Average organizational and verbal skills.
3. Ability to accurately perform basic mathematical functions.
Essential Job Functions:
• Empty trash cans daily and move/clean trash dumpsters and surrounding areas.
• Adhere to FLF’s Maintenance and Emergency Procedures manuals along with the Team Member Handbook.
• Ensure property grounds and common areas are clean and free of debris and that all external fixtures are clean and in working order.
• Complete assigned service requests and repairs in a safe and timely manner.
• Inspect the property; pick up trash and debris and reports all safety hazards or needed repairs to the Lead Maintenance.
• Clean parking lot areas, carports, walkways, entryways, and hallways.
• Operate maintenance equipment as needed. i.e. Pressure cleaner, blowers, etc.
• Ensure model tour route and amenities are free of debris.
• Operate leaf blower or parking lot vacuum to ensure that the property is free of debris.
• Assist with removal of furniture, appliances, and debris from vacated apartments to dumpster or storage.
• Assist with hurricane/storm preparation and/or clean-up, pond, fountain and/or pool cleaning and maintenance.
• Pick up debris at dog parks and/or other pet areas using personal protective gear such as gloves.
• Assist with cleaning of vacant units’ patios for move-ins when needed.
• Clean & organize pool, chairs, tables, decks, and umbrellas.
• Assist with basic carpentry repairs, i.e. repair of fences.
• Other tasks or duties as assigned by supervisor.
• Comply with all training requirements set forth for this position.

Physical Requirements:
1. Will need to be on feet (66% to 100%).
2. Will need to perform the following physical activities (66% to 100%):
Example:

Perform routine office duties such as filing into high and low cabinets; picking up debris on community.

Routine duties require access to upper floor apartments and interior apartments with multiple levels. Will need to climb and work off a ladder.
push or pull and standing and walking
Move equipment, appliances, and open/close doors.
reach above shoulders
Perform routine maintenance repairs, paint, stock, and remove equipment
grasp/grip/turning and finger dexterity
Handle maintenance tools, nails, and open/close ladders, perform routine maintenance/repairs, use telephone, 2-way radio.
3. Lifting/carrying (supplies, replacement parts, ladders, etc.)
Over 150 lbs. Rare need (less than 1%)
Between 75 – 150 lbs. Occasional need (1% to 33%)
Between 25-75 lbs. Frequent Need (33% ot 66%)
Between 1-25 lbs. Constant Need (66% to 100%)
NOTE: Lifting and carrying of weights exceeding 50 lbs. is often accomplished with assistance from one or more persons. Examples of heaviest items lifted include, but are not limited to cases of paper, heavy resident packages and cases of soda/water. Wear Personal Protective Gear such as provided back brace, when necessary.
Vision Requirements:
1. Will need to observe areas needing attention/correction.
2. Read cautionary labels, respond to written instructions from staff.
3. There will be a frequent need to see things clearly beyond arm’s reach.
Hearing, Speaking and Written Requirements:
1. Constant requirement to give information and receive instructions from residential management (33% to 66%).
2. Ability to read, write and understand English.
Driving Requirements:
1. There may be an occasional need to utilize personal transportation to pick up replacement parts and supplies from vendors (1% to 33%).
2. Ability to be on-call and be on the property on short notice.
3. Must have a valid driver’s license, insurance and car registration if driving for business purposes.
Working Environment:
1. Constantly outdoors, in all weather conditions, often for extended periods of time (66%-100%).
2. Frequently indoors in all weather conditions that may make the environment uncomfortable (hot in summer, cold in winter). (33% to 100%)
3. Occasional exposure to paint fumes, solvents adhesives, etc. (33% -100%). Example – apartment during painting and/or immediately during or after turnover. Team Member must wear Personal Protective Equipment (N-95 Mask), rubber gloves and eye protection, when necessary.
4. Occasional need to work in awkward confining positions (1% to 33%).
