Position Title: Maintenance Aide Public Housing

Status: Non-Exempt

Reports to: Maintenance Supervisor

Position Summary:

This is a skilled/semi-skilled facilities maintenance position responsible for the repair, upkeep, and preventive maintenance of public housing units and an assisted living facility. Work includes maintaining building structures, residential units, common areas, grounds, and internal and external equipment to ensure safe, functional, and well-maintained living environments for residents.

The employee may assist or lead other maintenance staff and contractors as assigned. Routine supervision, oral, and written assignments are received from the Facilities Director/Working Foreman. The employee may work independently, plan methods for completing tasks, and prioritize work orders. All work is subject to inspection during progress and upon completion.

Essential Duties & Responsibilities:

  1. Performs routine, corrective, and preventive maintenance for public housing units and our assisted living facility, including occupied and vacant units, common areas, offices, and exterior grounds.
  2. Works independently, with a team, or may lead a small group of semi-skilled workers in one or more of the following trades:

Carpentry:
Performs general building repairs to wood fixtures, cabinets, doors, frames, locks, windows, trim, shelving, countertops, and flooring. Installs and repairs hardware and other building components.

Painting:
Prepares surfaces and applies primer, intermediate, and finish coats to interior and exterior surfaces using brushes, rollers, and spray equipment. Performs minor drywall and surface repairs. Maintains and cleans painting tools and equipment.

Electrical:
Performs basic electrical maintenance and repairs, including replacing switches, outlets, light fixtures, ballasts, and breakers. Troubleshoots minor electrical issues in residential units and facility spaces in accordance with safety standards.

Plumbing:
Performs plumbing maintenance and repairs, including clearing clogged sinks, toilets, and drains; repairing or replacing faucets, valves, angle stops, lavatories, commodes, and related fixtures.

3. Inspects facilities and residential units to identify maintenance needs, safety hazards, and code or life-safety concerns, particularly within the assisted living environment.

4. Responds to maintenance service requests and work orders in a timely manner, including urgent and after-hours issues as assigned.

5. Utilizes, operates, and maintains tools, equipment, and measuring instruments associated with facilities and building maintenance trades.

6. Maintains work areas in a clean and safe condition and follows all safety procedures, including OSHA and facility-specific safety requirements.

7. Coordinates work with other maintenance staff, supervisors, and outside vendors as needed to complete repairs and maintenance projects.

8. Reports on-the-job injuries or unsafe conditions to the supervisor immediately and completes required incident reports promptly.

9. Performs related facilities maintenance work as required.


Minimum Qualifications:

  1. Possess and maintain a valid Florida Drivers License.
  2. Demonstrated manual dexterity and skill in the use of tools and equipment associated with facilities and building maintenance trades.
  3. Ability to stoop, kneel, squat, bend, and climb; lift, push, and/or carry up to 25 pounds frequently and occasionally up to 50 pounds with assistance.
  4. Ability to work in occupied residential settings, including homes of elderly or disabled residents.
  5. Strong communication skills and the ability to interact professionally with residents, staff, supervisors, and vendors.

Training / Education:

Moderate knowledge of facilities maintenance methods, techniques, tools, equipment, and materials in one or more building trades such as carpentry, painting, plumbing, electrical, HVAC, or general building maintenance.

Requires knowledge of shop measurements, basic mathematics, and the ability to understand and follow oral and written technical instructions. General knowledge of occupational hazards and safety precautions related to facilities maintenance and residential environments is required.

Compensation & Benefits:

Pay Grade: 11 Salary range: $18.01 $26.05, DOE.
