Job DescriptionPosition SummaryThe Director of Facilities is responsible for overseeing all aspects of building operations, maintenance, safety, and compliance in a high-rise condominium environment. This role ensures the property’s mechanical, electrical, structural, and recreational systems are functioning at peak efficiency while maintaining a safe, clean, and welcoming environment for residents, staff, and guests.
Key Responsibilities
Leadership & Management
Supervise and lead the facilities and maintenance team, including hiring, training, scheduling, and performance management.
Develop and enforce standard operating procedures to ensure consistent, high-quality service.
Foster a culture of safety, accountability, and proactive problem-solving.
Building Operations & Maintenance
Oversee the operation, repair, and preventive maintenance of HVAC, plumbing, electrical, elevators, life safety systems, pools, and other critical infrastructure.
Ensure common areas, amenities, and grounds (including pool and spa facilities) are maintained to high standards of safety, cleanliness, and functionality.
Manage daily pool maintenance, including water quality testing, chemical balancing, equipment upkeep, and compliance with local health regulations.
Develop and manage a comprehensive preventive maintenance program to reduce system failures and extend asset life cycles.
Budgeting & Vendor Management
Prepare and manage annual facilities budget, including forecasting for capital improvements and reserve planning.
Source, negotiate, and oversee third-party vendors and contractors, ensuring high-quality work delivered on time and within budget.
Review and approve maintenance-related invoices and contracts.
Compliance & Safety
Ensure compliance with all local, state, and federal building codes, safety regulations, pool regulations, and condominium association requirements.
Conduct regular safety inspections and coordinate fire, life safety, pool safety, and emergency preparedness drills.
Maintain accurate records of permits, inspections, warranties, and pool compliance logs.
Resident & Board Relations
Communicate effectively with residents, the condo board, and property management regarding building projects, maintenance schedules, and emergency situations.
Provide professional recommendations for building improvements, repairs, and long-term planning.
Respond promptly to urgent building issues with a hands-on approach when necessary.
Qualifications
Proven experience in facilities management, building operations, or property maintenance (high-rise or multi-unit property experience strongly preferred).
Strong leadership and supervisory skills with the ability to manage a diverse team.
Solid knowledge of electrical, plumbing, HVAC, pool operations, and preventive maintenance.
Excellent vendor management, budgeting, and project management skills.
Strong communication and interpersonal skills with the ability to work collaboratively with residents, board members, and contractors.
Certifications such as CAM, CPM, CFM, Certified Pool Operator (CPO), EPA 608 or similar are highly desirable.
Working Conditions
On-site presence required with occasional after-hours or weekend availability for emergencies.
Ability to respond quickly to building or pool-related issues and coordinate emergency
