BASIC SUMMARY:
Assist with operation troubleshooting, diagnostics, and repairs on commercial buildings, grounds, and maintenance equipment for assigned facilities.Maintain and service repairs at assigned locations for heating, ventilating, and air-conditioning systems. Install and replace parts for existing units, according to specifications and established safety guidelines. Perform a variety of complicated tasks relying on experience and independent judgment to plan and carry out goals. May lead and coordinate the work of other HVAC employees. Assist other Maintenance Techs and Facilities Manager as needed.
POSITION RESPONSIBILITIES:
- Participate in the maintenance and repairs of interior, exterior, and common grounds of the Club & Spa (C&S) property. Including plumbing, heating/cooling, ice machines, electrical, kitchen equipment, and refrigeration systems.
- Repair/replace any material/maintenance requests within scope of management responsibility, including but not limited to the following areas- HVAC, electrical, plumbing.
- Independently complete repairs, troubleshoot systems, and preventative maintenance of building installed systems to include HVAC equipment and controls associated.
- Troubleshoot, evaluate, and make recommendations to upgrade HVAC preventive maintenance operations and/or implement savings opportunities.
- Assist with installation and modification of building equipment and systems.
- Competent knowledge of the use and care of tools and equipment used in commercial facility maintenance.
- Participate in on-call emergency rotation as required and respond to emergencies situations immediately.
- Inspect buildings, grounds, and equipment for unsafe or malfunctioning conditions.
- Comply with all applicable codes, regulations, governmental agency, and Company directives related to building operations and practice safe work habits.
- Ability to use technology such as smart phones, tablets, computers, web-based applications, building automation systems, etc.
EDUCATION/EXPEREINCE/OTHER REQUIREMENTS
- High school graduation, or equivalent.
- Current refrigerant Type II EPA or Universal EPA certification valid in Florida state preferred.
- Minimum 3 years of HVAC work experience.
- Trade school certificate(s) in HVAC, electrical, plumbing or another trade.
- Advanced knowledge in mechanical systems and HVAC equipment.
- Intermediate knowledge in building and maintenance systems, including inventory control, preventative building maintenance, plumbing, carpentry, painting, electric, Life Safety systems and work order record keeping.
- Ability to independently lift/carry supplies or equipment up to 65 lbs.
- Utilizes maintenance program to track work orders, preventive maintenance, inventory, product replacement histories.
- Travel to other regional locations for work, training, meetings, and work-related activities.
- Ability to operate a motor vehicle (valid license required)
- Effectively communicate and interact with co-workers, managers, vendors, or residents sufficient to exchange or convey information and to give or receive work direction.
- Trade school certificate(s) in HVAC, electrical, plumbing or another trade.
- 2 years of related experience in a resort property setting preferred.
- Some supervisory experience preferred.
- Expert skills regarding the operation of small hand and electrical tools, basic electrical, carpentry, small machinery repair.
- Effectively communicate and interact with co-workers, managers, vendors, or residents sufficient to exchange or convey information and to give or receive work direction.
- Basic computer skills (able to operate mobile device or PC).
- Experience with a Computerized Maintenance Management System (CMMS). Preferred.
PHYSICAL DEMANDS – ABILITY TO:
- Grasp, lift, push/pull, carry or transport up to 15 lbs.
- Reach with hands and arms, bend stoop, kneel, crouch or crawl.
- Sit, stand, and walk for the length of scheduled shift.
- Express and exchange ideas by means of the spoken word accurately, loudly, and quickly.
- Perceive the nature of sounds at a normal speaking level and make fine discriminations in sound.
- Have visual acuity to determine accuracy, neatness and thoroughness of the work assigned.
- The noise level in the work environment is usually moderate.
