Manage, coordinate, and schedule, under limited supervision, all property management activities associated with assigned properties. The ideal candidate will have a minimum of 7 to 10 years’ experience as a Commercial Retail Property Manager and a minimum of 5 years as a Regional Property Manager.
KEY RESPONSIBILITIES
· Manage and maintain safe and attractive properties for the owner in an efficient, cost-effective manner through vendor
services and contract negotiations
· Ensure the proper administration and interpretation of leases, lease modifications and lease assignments, including rent
commencement dates, delivery and possession dates, lease termination dates, move-in / move-out procedures and more
· Complete monthly daytime and nighttime property inspections, including vacancies, accompanied by photos and Inspection
Reports
· Oversee and report rent collection efforts, including all past due balances, while interpreting tenant ledgers and issuing
landlord collection notices
· Create annual OpEx and CapEx budgets, maintain knowledge of monthly variances
· Manage lease enforcement issues through the eviction process and litigation if required
· Review and approve all invoices and expenditures prior to payment for each property daily
· Submit property enhancement expense requests and manage vendor services to satisfactory completion in a timely manner
· Enforce all property management policies, safety rules, regulations and codes
· Be a liaison between the management office and property owners, and between tenants and property owners
· Field incoming calls, emails and visits from tenants in a professional, timely fashion
· Build strong working relationships with various personnel within and outside the office
· Maintain accurate and complete records for properties, tenant files, and associates as required by the property type
· Gather, review and propose competitive service proposals and contracts, negotiating and executing contracts for all services
· Ensure vendors have proper licenses, insurance, general service agreements and permits

Qualifications or
Functional Experience Essential · High school diploma or GED certification required. · 5 years’ experience as a Regional Property Manager overseeing a commercial retail portfolio is required · 7-10 years’ experience in a supervisory/management capacity of Property Management staff is required · Desirable · A background in accounting and/or corporate real estate
System or Knowledge Essential · Excellent verbal and communication skills in English (bi-lingual a plus) · Proficient Computer skills · Works well with others on the team Desirable · Yardi, Microsoft Office Experience
