Job Description:
We are seeking a highly organized and experienced Project Manager to join our fast-growing commercial and luxury residential construction firm based in Miami. The ideal candidate will have at least 3 years of proven experience managing both commercial and high-end residential construction projects, a high level of attention to detail, and the ability to manage multiple jobs simultaneously from pre-construction through closeout.
Responsibilities:
- Develop and maintain construction schedules using Smartsheet; distribute to field teams, clients, and subcontractors.
- Manage all aspects of the project lifecycle in Procore, including RFIs, submittals, drawings, and change events.
- Oversee multiple projects simultaneously while maintaining quality and schedule.
- Write detailed scopes of work and negotiate pricing with subcontractors and vendors.
- Coordinate and communicate regularly with superintendents, architects, engineers, and clients.
- Ensure superintendents submit daily logs and weekly reports accurately and on time.
- Review and approve subcontractor invoices; create payment applications using AIA documentation.
- Purchase and manage procurement of finishes and fixtures.
- Monitor job cost budgets and track project financials.
- Issue and manage owner and subcontractor change orders as needed.
Requirements:
- Minimum 3 years of project management experience in commercial and high-end residential construction (required).
- Proficiency with Procore and Smartsheet is strongly preferred.
- Strong understanding of construction contracts, subcontractor management, and AIA billing.
- Excellent attention to detail and organizational skills.
- Strong written and verbal communication skills.
- Ability to manage multiple priorities and deadlines in a fast-paced environment.
Preferred Qualifications:
- Familiarity with South Florida construction regulations and permitting.
- Experience working on projects ranging from tenant build-outs to large custom homes.
