Summary: Solely responsible for the entire operation of the apartment community. Manages and oversees all employees (Assistant Manager, and Maintenance staff) and functions. Property Manager is not personally responsible for completing all tasks, however, held accountable to ensure that all tasks are completed timely and properly.

Essential duties and responsibilities include the following; however, other duties may be assigned:

  • Reports daily to the assigned property at the scheduled time.
  • Supervises all employees and delegates assignments.
  • Works closely with Area Manager to keep abreast of pertinent information and operation of the property. Excellent communication is essential.
  • Accurately complete reports in a timely manner: Vacancy Report, Delinquency Report, Comparable Market Survey, Weekly Sales and Financial Reports.
  • Direct and assist in maintaining the “curb” appeal of the property.
  • Research contractor prices.
  • Order supplies that are needed for day-to-day operation.
  • Correctly process accounts payable in a timely manner to be sent weekly in your Wednesday package.
  • Insure quality control standards are met across for all operations.
  • Work with Area Manager to set budget constraints then implement and maintain the budget for the property.
  • Review, sign and submit time sheets for all employees for payroll processing.
  • Interview respective candidates for employment.
  • Training of new employees.
  • Complete incident reports. A copy should be given to Area Manager and a copy faxed to the corporate office.
  • Screens prospective residents and records information to ascertain needs and qualifications (i.e. legal/regulatory, community and income criteria).
  • Accompanies prospects to apartment model and tour of property to discuss amenities, size and layout of rooms, available facilities, such as swimming pool, location of shopping centers, services available, and terms of lease.
  • Must master the terminology of lease agreement and the ability to explain the terms of the agreement to the prospective resident. In addition, completes lease agreements for new and renewal leases.
  • Must become familiar with applicable Landlord/Tenant laws in the respective state.
  • Inspects model/vacant units and arrange for necessary maintenance to ensure unit is “Rent Ready”.
  • Process and coordinate operational and planning aspects of “move-in” and “move-outs”.
  • Obtain renewals on expiring leases 3 months before expiration.
  • Pre-lease expiring leases 1 month (or more) prior to expiration.
  • Collects all revenues received from prospective and current residents (i.e. application fees, security deposits, rent) post, then deposit in the bank before 2:00 pm daily.
  • Posts data and balance accounts.
  • Reviews collection reports to ascertain status of collections and balances.
  • Communicates effectively and works closely with housing authority to ensure receipt of payments. May require occasional meetings.
  • Review collection status with property manager daily.
  • Complete and deliver 3-day notices.
  • Initiate all means of delinquent rent collection: telephone, written and personal visits.
  • Initiate all resident activities and communication.

Education/Experience:

High school diploma or general education degree (GED); 2 years experience as a Property Manager preferred, tax credit and conventional markets. Must be bilingual to successfully build rapport and address concerns with residents and within the community.

Computer Skills:

Must have knowledge of Yardi and Microsoft Office software.

Physical Demands:

While performing the duties of this job, the employee is regularly required to stand; walk; sit and stoop or kneel; use hands to finger, handle, or feel; reach with hands and arms and talk or hear. The employee must frequently lift and/or move up to 25 pounds.
