Job Description: Project Manager

Reports to: VP of Construction

Goal: This position will supervise the construction of affordable homes. This individual should be skilled in all aspects of single family and townhouse construction including new construction from vacant lot to C.O. and rehabilitation from existing structure to C.C. This person must possess excellent people skills and be capable and enthusiastic about teaching and working with unskilled volunteers and prospective homeowners in all aspects of residential construction.

Minimum Qualifications:

  1. Education/Formal Training: BS in Construction Management, or equivalent work experience
  2. Work Experience: 5 years’ experience in townhouse and single-family residence construction
  3. Aptitudes:
    1. Ability to participate in and supervise the construction of townhouses and single-family dwellings;
    2. Ability to supervise and instruct volunteers and sub-contractors;
    3. Ability to effectively and enthusiastically communicate Habitat’s mission;
    4. Ability to lift 50 lbs. or more, work outside standing for long periods, climb ladders and scaffolding; ability to operate construction tools and equipment
  4. Computer Literacy: Word, Excel, Outlook, Project Management (Primavera, Procore)

Responsibilities:

On-site person who oversees the actual work being performed by volunteers and sub-contractors for the specific site. This senior position supervises cluster builds (5+ units) and may also supervise one or more Site Supervisor I associates and/or provide direction and guidance as instructed. Also performs skilled tasks as required to pass inspections and prepare site for volunteer groups.

  • Opening & Closing job site daily; maintain site security
  • Complete the building of the assigned house(s) per approved schedule and budget
  • Teaching construction skills to volunteers and prospective homeowners
  • Overseeing daily work done by volunteers and paid sub-contractors
  • Create a positive learning, rewarding experience for volunteers that accomplishes the task and also encourages further volunteerism
  • Maintaining daily sign in (attendance) for volunteers
  • Coordinate with Family Services regarding Homeowner volunteer performance
  • Scheduling inspections & ensure buildings are ready for inspections
  • Meeting Inspectors for Inspections
  • Ensuring materials and tools are on the job site
  • Receiving and storing deliveries of building materials
  • Maintaining daily site log
  • Maintaining safety on the job site
  • Preparing site for the following work day
  • Reporting regular status of work progress on Procore and to your direct supervisor accurately and timely
  • Attending Construction Staff Meetings as scheduled
  • Project Manager may also participate in any or all of the following activities as assigned:
  • Review of building plans with sub-contractors prior to build
  • Input and/or supervision for procurement of sub-contractors and materials
  • Updating Project Management
  • Prepare “take-offs” for material required
  • Coding and tracking invoices against budget
  • Performing other duties as assigned

Time Requirements:

6:30 am to 3:00 pm Tuesday thru Saturday

Additional days and hours may be necessary to fulfill role as required by project.
