Position Overview

The Senior Property Manager will oversee day-to-day operations across a portfolio of industrial and warehouse properties. This role requires strong financial acumen, vendor management expertise, and the ability to balance both strategic oversight and hands-on responsibilities. The ideal candidate has experience managing property operations, coordinating with tenants, and ensuring assets are maintained to the highest standard.


Key Responsibilities

  • Oversee tenant relations, including addressing payment issues, coordinating evictions, and resolving complaints with minimal oversight.
  • Conduct in-depth monthly reviews of accounts receivable, ensuring timely collection of past due balances and implementing corrective actions as needed.
  • Review financial statements and billing to verify accuracy of tenant charges, expense reimbursements, and miscellaneous fees.
  • Manage vendor relationships: solicit and negotiate bids, compare proposals, ensure compliance with insurance requirements, and assign appropriate vendors to each project.
  • Coordinate routine and capital improvement projects, ensuring quality, cost-effectiveness, and adherence to timelines.
  • Perform regular property inspections to identify maintenance needs, monitor tenant use of premises, and ensure compliance with codes and permits.
  • Respond to code violations and implement corrective actions swiftly.
  • Execute post-acquisition transition tasks such as property branding, immediate make-ready work, and general site improvements.
  • Maintain organized records of bids, contracts, and property-related documentation.
  • Provide leadership and potential supervision of junior property staff while remaining actively engaged in hands-on management tasks.


Qualifications

  • Strong preference for experience managing industrial or warehouse assets.
  • Proven ability to analyze financials, resolve tenant disputes, and drive operational efficiency.
  • Skilled in vendor negotiations, contract management, and cost analysis.
  • Excellent organizational skills with the ability to manage multiple priorities across properties.
  • Strong interpersonal and communication skills for working with tenants, vendors, and internal stakeholders.
