Position Overview
We are seeking an experienced Apartment Maintenance Supervisor to oversee maintenance operations at a multifamily community. This role is responsible for leading the maintenance team, ensuring work orders and unit turns are completed efficiently, maintaining property standards, and supporting overall community operations. The ideal candidate is a strong hands-on leader with solid technical skills, organizational ability, and experience supervising maintenance staff.
Key Responsibilities
Maintenance Operations
- Oversee daily maintenance operations, work orders, and preventative maintenance
- Ensure timely completion of unit turns and make-readies
- Troubleshoot and perform repairs as needed (HVAC, electrical, plumbing, appliances, drywall, etc.)
- Maintain property standards, safety, and curb appeal
Team Leadership
- Supervise, train, and support maintenance technicians and grounds staff
- Assign work orders and prioritize tasks
- Participate in on-call rotation and respond to after-hours emergencies
- Promote safe work practices and team accountability
Inventory & Vendors
- Manage tools, supplies, and parts inventory
- Coordinate with vendors and contractors
- Monitor expenses and help control maintenance costs
Compliance & Documentation
- Ensure compliance with safety regulations and company policies
- Maintain accurate work order and maintenance records
- Work closely with the Property Manager and onsite team
Required Qualifications
- Prior multifamily supervisory experience REQUIRED
- EPA Universal Certification
- Strong knowledge of HVAC, electrical, plumbing, appliances, and general repairs
- Ability to read work orders and prioritize effectively
- Strong communication and leadership skills
- EPA certification preferred (or ability to obtain)
- Valid driver’s license and reliable transportation
- Ability to be on-call as required
