Job DescriptionPosition Summary
The Real Estate Paralegal supports the Real Estate Practice Group by managing residential and commercial real estate transactions from contract through closing and post-closing. This role requires the ability to collect, analyze, organize, and maintain legal documents and factual information in accordance with applicable legal standards, procedures, and best practices.
Duties and Responsibilities
Manage a moderate volume of residential and/or commercial real estate closings (approximately 25–30 files) from contract execution through closing and post-closing.
Order and review title commitments, lien searches, surveys, estoppel letters, zoning reports (when applicable), and payoffs.
Prepare and issue title objections and work with underwriters to resolve title issues and remove exceptions as necessary.
Review surveys and identify encroachments, violations, or title exceptions.
Prepare preliminary Closing Disclosures/Closing Statements and coordinate with buyers’ lenders and loan closing specialists.
Balance closing statements, incorporate lender funding, and ensure accuracy of all financial figures.
Draft and prepare all documents required for an organized and timely closing, including:
Purchase and sale agreements
Seller documents (deeds, bills of sale, affidavits, resolutions)
Purchaser documents (promissory notes, mortgages, closing documents)
Loan documents for financial institutions (notes, mortgages, assignments of leases, closing statements)
Communicate directly with clients, lenders, title companies, and other parties to resolve title, lien, estoppel, and survey issues.
Calculate, calendar, and monitor critical contract dates; proactively request extensions when needed.
Prepare title commitments, satisfy Schedule B-I requirements, and review Schedule B-II exceptions.
Perform e-recordings, issue title policies, and ensure timely delivery of final closing documents to all parties.
Handle all post-closing matters, including follow-up on recordings, title policies, and payoffs.
Perform other duties as assigned to support the Real Estate Practice Group.
Required Skills and Abilities
Strong understanding of defined terms in purchase and sale agreements and the ability to calendar and monitor critical deadlines.
Proficiency with real estate closing software; experience with SoftPro preferred but not required.
In-depth knowledge of commercial leases, title insurance, surveys, title commitments, exceptions, and endorsements.
Experience ordering and reviewing commercial title and lien searches.
Ability to independently process files from contract through closing and post-closing.
Ability to work effectively with underwriters, lenders, loan closing specialists, and clients.
Strong organizational skills, attention to detail, and ability to manage multiple transactions simultaneously.
Education and Experience
Bachelor’s degree required.
Minimum of five (5) years of experience working in the real estate practice group of a mid-size or large law firm.
