Job Summary
The HOA Maintenance Technician performs a variety of maintenance tasks and ensures the satisfaction of residents. The HOA Maintenance Technician is responsible for maintaining and improving the overall appearance and functionality of the community's common areas and facilities.
Job Duties
· Perform routine maintenance tasks such as repairing plumbing, electrical systems, HVAC systems, and appliances in common areas and facilities.
· Conduct regular inspections of the community's grounds, facilities, and equipment to identify and address maintenance issues promptly.
· Coordinate and oversee vendors and contractors for specialized repairs and projects, ensuring work is completed to specifications and within budget.
· Respond promptly to maintenance requests from residents and ensure timely resolution of issues to maintain high resident satisfaction.
· Perform preventive maintenance on equipment and facilities to ensure efficient operation and prolong their lifespan.
· Maintain cleanliness and appearance of common areas, including landscaping, sidewalks, parking areas, and recreational facilities.
· Assist in the set-up and takedown of community events and activities as needed.
· Maintain inventory of supplies and equipment necessary for maintenance tasks and order replacements as needed.
· Ensure compliance with safety standards and regulations while performing maintenance activities.
· Keep accurate records of maintenance and repair activities, including maintenance logs, work orders, and inspections.
· Perform any additional duties within the scope of HOA Maintenance Technician and as assigned by the manager.
Qualifications
· High school diploma or equivalent.
· Certification in HVAC, plumbing, or electrical systems is a plus.
· Proven experience as a maintenance technician, handyman, or similar role, preferably in a residential or community setting.
· Strong knowledge of HVAC, plumbing, electrical systems, and general maintenance procedures.
· Excellent problem-solving skills with the ability to diagnose issues and implement effective solutions.
· Good communication and interpersonal skills, with the ability to interact professionally with residents, vendors, and team members.
