WHAT WE ARE LOOKING FOR:

We are seeking an experienced HVAC MT Supervisor for a residential property in the Fort Myers FL, area.

RESPONSIBILITIES:

Perform maintenance technician functions, and work side-by-side with the Property Manager to make sure the apartments are in move-in condition and residents are receiving the best service and have an impeccable property.

Complete turns and work orders proactively and efficiently.

Experience with a large multi-family residential apartment building.

Perform routine maintenance tasks including light-duty plumbing, electrical, painting, carpentry, and HVAC.

REQUIREMENTS:

Possess a positive, can-do attitude and be an effective team leader.

Familiar with federal, state, and local safety regulations, including OSHA, EPA, Workers' Compensation, Hazard Communication, and Fair Housing laws

Qualified individuals must have at least 3 years of experience in property maintenance

Must have a strong HVAC background.

Must have a strong knowledge on high-rise buildings HVAC systems.

Must be EPA and HVAC certified.

The applicant must have a proven ability to properly diagnose and complete required maintenance/repair work.

Participates in an ongoing community improvement plan and preventative maintenance program.

The ideal candidate will manage maintenance staff and ensure that all industry standards and safety regulations are adhered to.

Diagnoses and performs maintenance/repair, as directed, involving the following on a daily basis:

- Electrical and plumbing (including water lines)

- A/C and heating systems

- Appliances

- Water irrigation systems

- Stairs, gates, fences, patios, railings

- Tile, carpet, flooring

- Roofing, gutters, fasteners

- Interior/exterior lights

- Fireplaces, ceiling fans

- Gas fixtures and appliances (where applicable)

- Shutters, doors, cabinets, windows, sliding glass doors

- Boiler, gas and electric, water heaters

- Door deadbolts, hardware, mailboxes, and locks

- Security systems (where applicable)

- Ceiling leaks

- Walls

- Pool areas, tile, pool furniture

Maintains proper levels of inventory and orders maintenance supplies as needed with the Property Manager’s approval.

Responsible for thorough knowledge, implementation, training, and enforcement of pertinent laws and EPA and OSHA regulations governing proper use, storage, and management of hazardous materials, including solvents, flammables, caustics, and freon.

Assists Property Manager with preparation and adherence to community financial reports, budgets, expenditures, etc. Accountable for the overall financial performance and goal attainment of the property.

Must adhere to schedule, be prompt, be on time to work, and have good, regular attendance.

Must have reliable transportation. The job will require trips to pick up supplies etc. and may travel to perform work at other properties in the geographic area.

Must have a mode of communication in which to be contacted at home and to respond in cases of emergency.
