About the Opportunity:

We’re seeking an experienced and motivated Owner’s Representative to lead construction and maintenance projects across Tampa and the surrounding areas. Our portfolio includes over 1600 MHP units, commercial property, & single family homes valued at over $200 mil. Our successful candidate will understand the RFP process, budgeting, scope of work, time management, and will have demonstrated history of a strong construction background. You’ll manage a portfolio of active projects and build deep team and client relationships. This is a hands-on, strategic role where you’ll act as the Owner’s advocate, ensuring complex projects are delivered with precision, transparency, timeliness and exceptional work ethic.

You are fully responsible for each job site assigned, whether it's a remodel, maintenance or repair. Oversee all our sub-contractors and tradespeople to ensure high-quality work, excellent customer service, job-site cleanliness, and keeping things on schedule. Daily duties include: opening job site, logging materials arrived/subcontractors arrived, ensuring subcontractors understand scope and plans, ensuring subcontractors execute work per scope and plans, generating RFIs for Owner or Engineer to clarify plans and specifications before it creates a problem, following up on RFIs, ensuring materials are ordered and delivered prior to starting a job, getting bids from subcontractors, ensuring subcontractors are scheduled for maximum efficiency, ensuring subcontractor shows up and performs per contract, daily photos & videos taken for daily logs, daily logs posted for each project, updating schedules, job site safety, job site cleanliness, job site general security and securing job site at the end of the day.

Requirements:

Other duties include: meetings, responding to Owner and documenting interactions, keeping the team up-to-date on progress and what is needed, ensuring projects are on schedule, ensuring projects are within budget, assisting the Owner and being the main point of contact.

  • Must have property management & construction experience and supervisory experience
  • Must have basic computer experience (Office, emails, etc)
  • Must be able to make project schedule (CPM) and keep project on schedule
  • Must be familiar with OSHA safety standards and able to enforce them (preferably OSHA 30 certified)
  • Must be able to run several crews at the same time
  • Must have knowledge of trades and general construction work
  • Must have excellent customer service and communication skills to keep the team and the client informed about what is happening on the project
  • Bachelor’s degree required; advanced credentials in construction management, engineering, or real estate a plus.

What we are looking for:

  • A strong command of construction workflows, including RFIs, budgets, and performing maintenance/repairs.
  • 10+ years of experience in construction project management, owner’s representation, or knowledge of different trades ie. plumbing, electrical, property maintenance, and hands on construction.
  • Great leadership qualities and strong communication.
  • Background in commercial construction, development, property maintenance management or real estate is highly desirable.
  • Confident communicator with proven ability to lead meetings and advocate for the Owners’ interests.
  • Tech-savvy, analytical, and comfortable using digital tools to improve efficiency and decision-making.
  • Entrepreneurial mindset and hands-on approach, thrives in a startup-style environment and takes ownership of outcomes.
