Job Title: Maintenance Technician

Location: Tradewinds Condominium Association

Employment Type: Full-Time

Job Summary:

The Maintenance Technician is responsible for performing routine maintenance tasks, repairs, and upkeep of the condominium property. This includes ensuring all common areas and building systems are clean, safe, and in good working order. The ideal candidate is dependable, detail-oriented, and capable of addressing maintenance issues efficiently and professionally.

Key Responsibilities:

1. Perform general maintenance tasks including painting, minor carpentry, plumbing, and electrical repairs.
2. Inspect and maintain common areas, eg. walkways, parking lots, and recreation areas.
3. Clean and maintain the appearance of exterior and interior common spaces (e.g., pressure washing, blowing walkways, trash removal).
4. Check chemical level on pool and report to supervisor if any issues.
5. Spread mulch, trim small shrubs, and maintain minor landscape tasks as needed (note: not responsible for full-scale landscaping).
6. Assist with seasonal property preparations (e.g., storm readiness, holiday lighting).
7. Monitor and report on the condition of building systems (e.g., HVAC, lighting, irrigation).
8. Respond promptly to maintenance service requests and emergency calls.
9. Maintain a safe working environment and adhere to all safety regulations and procedures.
10. Maintain an inventory of tools, equipment, and supplies.

Qualifications:

1. High school diploma or GED required.
2. 2+ years of maintenance or handyman experience preferred, especially in residential or multi-unit properties.
3. Basic knowledge of plumbing, electrical, HVAC, carpentry, and pool operations.
4. Ability to operate power tools and maintenance equipment.
5. Strong organizational and problem-solving skills.
6. Must be able to work independently and manage time effectively.
7. Good communication and customer service skills.
8. Valid driver’s license and reliable transportation.

Physical Requirements:

1. Ability to lift 50 lbs.
2. Capable of working on ladders and using hand and power tools.
3. Ability to work in outdoor conditions and perform tasks in various weather situations.
4. Standing, walking, bending, and kneeling for extended periods.

Schedule:

1. Monday thru Friday.
