Palmview Property Group LLC is a luxury real estate development firm specializing in high-end, custom coastal homes throughout Florida. We are seeking an experienced Owner’s Representative / Project Manager to oversee day-to-day construction operations and represent ownership across all residential development projects.

This role acts as the primary point of contact between ownership, general contractors, architects, engineers, and vendors, ensuring projects are delivered on time, on budget, and to luxury standards. The ideal candidate is highly organized, financially disciplined, detail-oriented, and comfortable managing multiple stakeholders while leveraging Procore as the central project management platform.

Key Responsibilities

Owner’s Representation & Project Oversight

  • Serve as the Owner’s Representative on all luxury residential construction projects
  • Represent Palmview Property Group’s interests in all project meetings and site visits
  • Oversee general contractors, subcontractors, architects, engineers, and consultants
  • Ensure adherence to approved plans, specifications, schedules, and quality standards
  • Identify risks early and proactively resolve construction, scheduling, or cost issues

Project Management & Operations

  • Manage day-to-day project execution from pre-construction through close-out
  • Lead project scheduling, milestone tracking, and coordination across all trades
  • Conduct regular site walks and progress inspections
  • Manage change orders, RFIs, and submittals
  • Ensure compliance with coastal construction requirements, flood zones, and local jurisdictions

Financial Management

  • Oversee project budgets, cost tracking, and forecasting
  • Review and approve pay applications, invoices, and draw requests
  • Manage change order pricing and budget impacts
  • Work closely with ownership to maintain project financial transparency
  • Track cost variances and protect project profitability

Procore Management

  • Act as the primary Procore administrator for all projects
  • Maintain accurate and up-to-date project documentation within Procore
  • Manage schedules, RFIs, submittals, change orders, meeting minutes, and daily logs
  • Ensure all stakeholders are properly utilizing Procore
  • Generate reports for ownership on project status, costs, and timelines

Qualifications

Required

  • 5+ years of experience in luxury residential construction or development
  • Proven experience acting as an Owner’s Representative or Owner-Side Project Manager
  • Strong knowledge of construction sequencing, means & methods, and high-end finishes
  • Proficiency with Procore Project Management Software (required)
  • Strong financial and budget management experience
  • Ability to manage multiple luxury projects simultaneously
  • Excellent communication, negotiation, and leadership skills

Preferred

  • Experience with coastal / waterfront / flood-zone construction in Florida
  • Background working with high-net-worth clients or luxury developers
  • Familiarity with permitting, inspections, and coastal building regulations
  • Experience coordinating with lenders and draw inspections
  • Construction or engineering degree (preferred, not required)
