We are seeking a skilled problem-solver who takes pride in providing top-notch service and maintaining a safe, dynamic environment.

Versatile and proactive professional with a can-do attitude to ensure that all mechanical systems and equipment are operational and properly maintained. Common areas are to be kept in a clean, aesthetically appealing, and disinfected condition.

Responsibilities and Duties Routine Maintenance and Building Integrity

  • Conduct daily, proactive inspections of property floors, common areas, and rooftops to identify and address maintenance issues, such as faulty lighting, cosmetic repairs, and potential hazards.
  • Complete daily work orders efficiently and accurately, performing a wide range of minor repairs in areas such as carpentry, electrical systems, HVAC, and plumbing.
  • Conduct inspections and coordinate painting services in common areas, performing touch-up work as needed to maintain a polished and aesthetically appealing appearance.
  • Ensure all safety precautions and procedures, including OSHA standards, are meticulously followed to maintain a secure work environment for yourself and others.

Repair and Emergency Response

  • Respond promptly to urgent and unscheduled repair requests and maintenance concerns from building staff and management.
  • Diagnose and perform repairs and replacements in areas of carpentry, electrical work, HVAC, plumbing, mechanical, painting, and flooring.
  • Properly and safely lift and move heavy equipment, furniture, and other items as directed by supervisors.
  • Address minor building repairs that do not require a permit, demonstrating a comprehensive understanding of general repair techniques.

Equipment and Inventory Management

  • Maintain assigned equipment in excellent working condition, ensuring proper and safe utilization at all times.
  • Utilize and properly handle any new equipment after receiving necessary training.
  • Be knowledgeable of inventory levels and inform the Maintenance Supervisor or Property Manager of supply shortages.

Collaboration and Reporting

  • Cultivate and maintain positive, collaborative working relationships with building staff and fellow team members.
  • Document all work performed and report major repairs, safety concerns, and supply needs to supervisors in a timely and accurate manner.
  • Collaborate with the Director of Operations or Property Manager on an as-needed basis.

Skills and Qualifications Required

  • A minimum of two (2) years of proven experience in general building maintenance, trades, or handy work.
  • A valid Florida driver’s license and reliable transportation are essential for this mobile position.
  • Solid written and verbal communication skills for clear and effective interaction with staff and management.
  • Strong customer service and interpersonal skills, with the ability to maintain working relationships with building staff.

Desired

  • High school diploma or equivalency.
  • Practical problem-solving and troubleshooting aptitude.
  • Fluency in multiple languages.
  • Experience in property management.

Physical Requirements

  • Lifting: Ability to lift and carry up to 50 lbs., following all appropriate safety procedures.
  • Mobility: Stand for extended periods; reach overhead; bend, stoop, kneel, and squat for long durations; and navigate properties quickly.
  • Climbing: Comfortably and safely climb ladders, including A-frames up to 14 ft and extension ladders up to 21 ft.
  • Environmental Exposure: Perform duties in various environmental conditions, including heat, cold, wind, rain, and humidity.
  • Repetitive Motion: Perform repetitive motions with wrists, hands, and fingers.
  • Endurance: Pull and push materials and equipment weighing up to 50 lbs. to complete job tasks.
  • Communication: Exchange information effectively through both spoken and written word.
  • On-Call Availability: Respond to on-call and emergency situations after regular hours, as needed.

This position also reports directly to the Director of Operations|Property Manager on an as-needed basis.
