Position Summary:
We are seeking an experienced and dependable Maintenance Technician to join our team. The ideal candidate will be a self-starter with a strong background in building maintenance and customer service. You will be responsible for ensuring the property is maintained to high standards of functionality, safety, and appearance.
Schedule: Monday and Friday 9:00am-4:30pm
Location: Sheridan Street, far west from I-75.
Key Responsibilities:
• Perform general maintenance on HVAC such as clearing lines, and changing filters.
• Perform general plumbing items, such as replacing fixtures, and existing plumbing lines with like lines at same locations.
• Perform high maintenance on ladders, such as high cleaning of fans, gutters, and AC Vents
• Perform minor electrical maintenance, such as changing out existing fixtures.
• Basic repairs of existing items within the community.
• Experience in changing out, or installing new locksets, with OTC hardware,
• Inspect property regularly to identify and address maintenance issues proactively.
• Maintain and repair common areas such as lobbies, hallways, laundry rooms, recreation areas, pools, and exterior grounds.
• Pick up debris left by trash collection on trash days.
• Pick up signage illegally left by vendors on common areas, if directed by the Manager.
• Respond to work orders and service requests in a timely and professional manner.
• Coordinate with vendors and contractors as needed and supervise onsite work.
• Ensure compliance with safety protocols and HOA codes.
• Clean all trash receptacles, inside buildings, and around the community at designated stations.
• Clean windows, floors, cabinets, gym equipment, mirrors, restrooms, water fountains, furniture, on a weekly basis at clubhouse, gym, and guardhouse.
• Maintain maintenance logs, inventory records, and equipment.
• Set up and break down for community events or board meetings if required.
• Paint and maintain areas within the community as directed
• Provide emergency on-call support on a rotating basis (as applicable).
Qualifications:
• Proven experience in residential maintenance or handyman services (HOA, multifamily, or large property experience preferred).
• Working knowledge of systems including plumbing, electrical, and HVAC.
• Working Knowledge or Experience in cleaning, sweeping, mopping, periodic light pressure cleaning, of a commercial facility.
• Ability to use hand and power tools safely and effectively. Must provide own general handyman tools.
• Strong troubleshooting and problem-solving skills.
• Self-motivated with the ability to work independently and manage multiple tasks.
• Excellent communication and interpersonal skills.
• Must be able to speak and write in English, bilingual is a plus.
• High school diploma or equivalent; trade school or technical training preferred.
• Valid driver’s license.
Physical Demands
• Ability to lift 50+ lbs.
• Frequent walking, standing, climbing ladders, and exposure to indoor/outdoor conditions.
