V3 Maintenance Job Description
Title: Maintenance Person
Reports to: Property manager and receives all directions from the property manager. Employee must respect positions of the Board of Directors, but should not receive direct work orders from Board members unless the employee receives prior authority from the property manager to do so.
Monday through Friday
Duties:
1. Perform authorized requests for common element maintenance.
2. Complete management work orders.
3. Assist in maintaining and repairing all common elements, that is, building exteriors, downspouts, sidewalks, parking lots, signs, fencing, lighting, common plumbing, minor electrical repairs, etc.
4. Police grounds and parking lots, pick up all trash, and sweep sidewalks and curbs as necessary.
5. Inform the property manager when contractors are on the property.
6. Monitor the parking lot for vehicles without stickers, expired tags, inoperable vehicles, etc., and report to property manager.
7. In case of an emergency or storm related cleanup work with the property manager.
8. Inspect v3 buildings for water leaks, lights out, safety concerns, vandalism, and ac working properly in all areas. Check and report any safety concerns.
9. Inspect restrooms, toilets, urinals, showers, and curtains.
10. Inspect beach property, pick up trash, clean/wash sand off ramp, take trash out, check for leaks in the irrigation system and shower. Keep the beach area clean, cut limbs/branches as needed. Lubricate gate chain quarterly.
11. Inspect V3 common areas, remove berries and fronds as needed from palm trees.
12. Inspect RV storage, clean and lubricate gate chain as needed, look for violations of storage rules and pick up loose trash (palm fronds)
13. Inspect RV storage sheds for leaks or any maintenance issue.
14. Inspect Marina for water or fuel leaks, boats properly tied, pedestal lights.
15. Fallow established safety policy and procedure.
16. Take garbage out for collection days pick up. During season collect trash from the rear of the club house and bring it out for pick up day, during season place trash in the dumpster.
17. Inspect the pool for shower leaks, railings, tables, chairs, check and lubricate all entrance gates as needed. Inform property manager if the life rings, shepherds hook, pool divider rope and handrails cover need replacing, and rearrange pool furniture.
18. Inspect and clean storm drains.
19. Perform preventive maintenance to company golf cart, check tires to be properly inflated and check and fill battery water level as needed.
20. Pick up flea market donations.
21. Check with the property manager to get the list of the activities set ups during the season. Coordinate with volunteers for set up and tear down.
22. Fallow up with lawn crew to make sure they are properly doing their job in cleaning, cutting, and trimming the bushes.
Scheduled Work:
1. Replace A/C filters in all buildings and clean condensation draining lines quarterly.
2. Replace the Ice machine water filters.
3. Spray mailbox keyholes, every six months.
4. Power wash boat ramp, swimming pool deck and common area sidewalks as instructed by property manager.
5. Paint parking lot stripes , stop signs and curb stops.
6. Change and inspect smoke detector batteries annually.
7. Refill paper towels and soap at the beach
8. Replace marina and dog walk light bulbs.
9. When requested, review properties for estoppel violations and read the water meter usage.
10. Reset timers for pool lights when time changes or there is a power failure.
11. Change mailbox lock when needed.
12. Wash windows at Venture three buildings and office.
Qualifications:
1. Able to perform basic maintenance and repairs for the property.
2. Able to maintain positive, cordial businesslike relationships with residents at all times.
3. Able to work cooperatively with other staff members.
4. Able to work without supervision when necessary.
5. Able to work in a safe manner.

7. a) The employee must sign for all keys, tools, etc. provided for his or her individual use.
b) All keys, tools, etc., owned by the Association must be turned over to the Association prior to the release of the final paycheck, should the employee quit or be dismissed.
