Mechanical Superintendent (Commercial HVAC) — South Florida (Pompano Beach/Broward)
Position Overview
We’re hiring an experienced Mechanical Superintendent to lead on-site mechanical scope across commercial projects (retail/restaurant/office/financial branches/multifamily/hospitality/tenant improvement) in Broward, Miami-Dade, Palm Beach, Lee, and Collier counties. You’ll lead sheet metal ductwork (≈65% of scope) plus HVAC equipment, limited piping and controls—driving safety and quality, keeping schedule/materials on track, and closing out through inspections, TAB, and commissioning.
Key Responsibilities
1) Safety & Compliance
- Lead daily safety huddles/toolbox talks; enforce company safety policies; maintain OSHA-compliant practices (JHAs, permits, LOTO).
- Maintain clean, safe work zones; document incidents and corrective actions.
2) Sheet Metal Ductwork Leadership (≈65% of scope)
- Supervise installation of spiral and rectangular ductwork, transitions/elbows/reducers, GRDs, VAVs, fire/smoke/volume control dampers.
- Perform field measuring/layout; review shop drawings/submittals; release fabrication/shop tickets; plan zones, spools/kits, and deliveries.
- Ensure SMACNA compliance: pressure classes, seal classes (A/B/C), joints (TDC/TDF, Ductmate, S-drive/cleat), reinforcement and hanger spacing, vibration isolation.
- Control sealing (UL 181 mastic/tape), liners/wraps (double-wall, acoustic), firestopping (UL systems), access to dampers and service clearances.
- Manage exposed spiral work: aesthetic routing, spin-in/saddle take-offs with VCD, diffuser/grille interfaces, leak minimization, clean, level hangers.
3) Planning & Field Coordination
- Direct daily mechanical activities (ductwork, limited piping, HVAC equipment, controls) and coordinate with GC and other trades.
- Run short-interval look-ahead (labor, equipment, material releases) with the PM; escalate risks early to protect milestones.
- Mentor foremen/techs; assign tasks aligned with drawings/specs and skill sets.
4) Quality, Codes & Inspections
- Ensure compliance with drawings, submittals, FBC, ASHRAE 62.1/90.1, SMACNA, NFPA 90A.
- Prepare areas for AHJ/third-party inspections (rough/above-ceiling/final); drive punchlists to full closeout.
- South Florida/HVHZ: meet FBC 2023 / ASCE 7-22 wind loads; confirm NOA/FL# or PE-sealed details; keep 8" curbs + RAS flashings; use AMCA 550/540 louvers and wind-restrained supports; follow flood-elevation rules; stage approvals/calcs for AHJ.
5) Start-Up / TAB / Commissioning
- Oversee pre-functional checklists and start-up; coordinate TAB and commissioning; support owner training and warranty start-ups.
- Coordinate controls integration and balancing with vendors.
6) Logistics, Documentation & Closeout
- Verify take-offs; call-off deliveries to match schedule and crane/roof dates.
- Keep daily reports, delivery logs, photos, RFIs/field clarifications, redlines/as-builts.
- Support PM with change impacts (notes for COs) and compile O&M/closeout binders.
Qualifications:
Required
- 5+ years in commercial mechanical/HVAC construction, incl. 2+ years supervising crews (Superintendent/Lead/Foreman).
- Hands-on sheet metal background (3+ years leading crews) with strong SMACNA knowledge (pressure/seal classes, joints, reinforcement).
- Proficiency with TDC/TDF/Ductmate systems; spin-in/saddle take-offs; opposed-blade volume control dampers (VCD); and best practices for exposed spiral installations.
- Proficiency reading plans/specs/submittals; experience releasing fabrication/shop tickets; confident with Bluebeam (markup/take-offs).
- Successful track record preparing AHJ inspections and closing punchlists.
- OSHA-30 (or ability to obtain quickly); valid driver’s license and reliable transportation; on-site availability across South Florida.
Preferred
- Kitchen hood systems and kitchen exhaust ductwork installation experience (Type I/II hoods, grease duct per IMC/FBC, welds/fire-wrap/clearances).
- Experience with TAB/commissioning workflows, vendor start-ups, and basic controls interfaces.
- Bilingual EN/ES for crew coordination; prior HVHZ/NOA experience.
