This would include the directing of management including the facilities, tenant relations, front desk and housekeeping services, and all financial matters. This job includes the forecasting of financial plans in the year-to-year budget process as well as to identify periodic capital projects that are in excess of the annual operating budget. The director of operations will be responsible to assure the operation is held within the guidelines of the budget and the periodic capital projects. Essential Duties and Responsibilities Include but not limited to:

<li>Negotiation of contracts for services to the facility including HVAC, elevator, telecom (in conjunction with IT services), fire alarm and monitoring, utilities, etc.</li>
<li>Prepare budget and manage the operation accordingly</li>
<li>Oversight of hospitality services directing the hospitality manager</li>
<li>Oversight of the front desk reception services directing the front desk manager</li>
<li>Oversight of the facility directing the facilities manager</li>
<li>Oversight of the sales opportunities directing the marketing manager</li>
<li>Navigating the long-term use of the facility and resources to correspond to the planned direction of the Marie Green Forum Board of Directors</li>
<li>Oversight of the safety and compliance program</li>
<li>Reporting of all incidents to vice president of finance and the senior vice president of OneHope</li>
<li>Maintaining all tenant relationships.</li>

 Physical Requirements
<ul>
<li>Must be able to communicate with staff verbally and in written form to assure desired result is communicated effectively.</li>
<li>Must be able to stand, walk, sit, talk and hear in order to work with others in critical circumstances in project management</li>
<li>Vision must be adequate to be able to perform tasks requiring depth perception, focus, and color identity.</li>

 Education Required:

<li>Computer literate with the ability to work with common workplace programs such as Word, Excel, Outlook, PowerPoint, Visio, and Adobe Reader.</li>

 Work week/ hours of work:

<li>The Director of Operations position requires a commitment to the operation of the facility as a 24 hour operation 7 days a week. The Director of Operations must assure or cause other decision makers to be aware of the necessary resources are readily available for managers to fulfill their assigned duties.</li>
<li>It is expected the Director of Operations will work at least 40 hours per week. Availability 24/7 is required in the event of an emergency or building issue.</li>
