Position Summary
The Traveling Superintendent is responsible for planning and ensuring the coordination and construction of jobs. This position ensures the quality of work and materials is upheld and that the budget is followed as planned. In addition to overseeing all the operations on the site this position would ensure that the workers are implementing what is on the design plans. The Superintendent monitors the workers and progress of projects along with reporting to the employer and the general public. The superintendent is held liable of any happenings at the construction site and sees to it that the project is completed on time and that the laid down standards are met. 
Responsibilities

<li> Ensuring that both health and safety project plans are implemented. </li>
<li> Being on site to oversee the construction process.</li>
<li> Ensuring that the subcontractors are performing as required.</li>
<li> Tracking the total cost of materials purchased as well as payments for work performed.</li>

<li>Working with Government inspectors on the standard requirements of the site for licenses and safety.</li>
<li>Tracking the construction process to ensure the project is completed on time.</li>

Requirements
<ul>
<li>3-5+ years of retail and restaurant fit up or other relevant experience.</li>
<li>Traveling coast to coast to supervise various franchise buildouts. </li>
<li>Advanced knowledge of Procore is a must.</li>
<li>Experience with Microsoft Suite preferable.</li>
<li>Excellent presentation skills to enable easy internal client education.</li>
<li>Self-starter with excellent interpersonal communication and problem-solving skills.</li>
<li>Reliable transportation.</li>
<li>Basic hand tools for odd and ends on jobsite. </li>

Construction Project Superintendent
Responsible for managing large scale improvements on communities in a designated area. Review and recommend authorization of all construction contracts in area. May involve recommended specification changes and/or additional bid solicitations when deemed appropriate. <li>Prepare a “board meeting package” for each meeting to include: written manager’s report, agenda, unapproved minutes, bids, etc.&nbsp; This package is required to be emailed to your board at least 3 days prior to the Board meeting</li>
<li>Monitor expenses and approve&nbsp;invoices for payment in Vantaca.</li>
<li>Review monthly financial statements for accuracy and budgetary requirements.</li>
<li>Email or post communication to all resident of upcoming projects or construction onsite.</li>
<li>Communicating with board president and members of all potential issues and concerns.</li>
<li>Prepare annual performance evaluation for each direct report.</li>
<li>Report&nbsp;all&nbsp;work-related injuries to Human Resources immediately.</li>
<li>Assist the board to engage third party service providers, i.e. grounds maintenance, pool,&nbsp;etc.</li>
<li>Provide excellent customer service courteously, timely and efficiently.</li>
<li>Return phone calls and emails each day within 24-48&nbsp;hours.</li>
<li>Immediately report any issues of concerns relating to client discontent relative to the management of the association to corporate.</li>
<li>Other duties as assigned by Vice President, RPM management, and board president.</li>
