<li>Follow all Key Performance Indicators, like Occupancy more than 95%, Net Leased more than 93%, Renewal retention per month 50% as a minimum standard, 60 days vacant – ZERO, among others KPIs.</li>

Position Summary:
The Maintenance Technician is responsible for performing ongoing preventative and emergency maintenance tasks for The Arc’s outlying sites as assigned by the Facilities Manager.
Essential Duties and Responsibilities:

<li>Maintain the interior and exterior of all buildings and grounds as directed by Operations leadership and/or the Facilities Manager</li>
<li>Assist with improving the condition of all interior and exterior of the buildings and grounds. </li>
<li>Do inspection for preventative maintenance of all properties, as described in the Preventative Maintenance Check List(s).

<li>Inspect interior and exterior walls and wash and/or paint as necessary.</li>
<li>Inspect all windows and exterior doors and make necessary repairs.</li>
<li>Inspect and repair all interior and exterior light fixtures as necessary.</li>
<li>Inspect and repair all mechanical equipment and appliances

<li>Follow manufacturer’s operating and maintenance procedures on all equipment.</li>
<li>Inform the Lead and/or Manager if any facility or equipment requires immediate professional assistance in order to repair. </li>

<li>Identify and repair as directed any and all structural or superficial damage facilities</li>
<li>Keep all properties neat and free of debris or hazards.</li>

<li>Move, repair, install, assemble furniture and office equipment as directed.</li>
<li>Assist in Special Event set-up and tear-down as directed.</li>
<li>Maintain the ability to meet the physical requirements of this position as related to duties at all times.</li>
<li>Manage all lawn and landscaping whenever an outside contractor is not scheduled to do so.</li>
<li>Communicate with Lead and Manager on the status of every WORK ORDER that has been assigned. Take pictures as directed of pre- and post- work on any large repair. Understand and review WORK ORDER reports and work with Lead and Manager on the quality of the data in the WORK ORDER system. </li>
<li>Other duties as assigned by Leadership.</li>
