Summary:
Promotes an outgoing, friendly customer oriented personality at all times.  Summary:
Provides custodial and guest services for all facilities, including both indoor and outdoor facilities of the community centers. This position will alternate between working indoors in a well-lighted, temperature-controlled work area, to an outdoors setting with variable climate and lighting. Effectively and efficiently work through interruptions and changes in priority matters. 
Duties and Responsibilities:
<ol>
<li>Custodial tasks include but are not limited to cleaning floors (vinyl, carpet, and wood), windows, lavatories, shower/locker facilities, and windows; emptying trash receptacles, dusting furniture, and arranging for occasional contract cleaning services, i.e. draperies.</li>
<li>Assist with room setups for activities/events.</li>
<li>Outdoor tasks may include emptying trash receptacles, cleaning water fountains, and cleaning outdoor furniture.</li>
<li>Serve the guests and residents in the capacity of basic instructions for activities and use of facilities.</li>
<li>Provide information to guests and residents as to events and activities.</li>
<li>Clean and polish daily all drinking fountains indoors and outdoors.</li>
<li>Ensure all cleaning supplies and paper products are fully stocked and provide a list of needed supplies to the Maintenance Manager.</li>
<li>Complete work orders and follow up as assigned.</li>
<li>Assist maintenance personnel as required.</li>

<li>Must be capable of driving a car and possess a valid driver's license.</li>

The Groundskeeper/Porter is responsible for the daily upkeep and maintenance of the apartment community, including buildings, landscaping, parking lots/structures, trash areas and common areas, and performs a range of duties to include but not limited to; painting, cleaning, removing items left behind in vacated homes, and pool maintenance. The Groundskeeper/Porter is responsible for conducting all job duties in accordance with company policy and all safety protocols, and supports the overall objective of meeting the expectations of the Client, based on the respective operating capital budget and management agreement.

<li>Clean debris from grounds and all common areas daily. Debris which is to be disposed of includes,</li>

<li>but is not limited to, trash, cigarette butts, pet waste, leaves along curbing and other unsightly items that will distract from the appearance of the flower beds, sidewalks, grass areas, parking lots, breezeways and dumpster enclosures.</li>
<li>Keep the street and parking lot curbing free of debris.</li>
<li>Hose out dumpster and keep area clean and free of debris.</li>
<li>Keep common area light globes clean and free of debris.</li>
<li>Keep pool decking and furniture hosed down as needed (based on seasonal conditions).</li>
<li>Arrange pool furniture daily in a neat and organized manner.</li>
<li>Trash receptacles and ash urns to be emptied a minimum of once daily.</li>
<li>Sidewalks, stairways and breezeways to be swept and kept free of debris.</li>
<li>Landscaped areas to be kept free of debris.</li>
<li>Daily disposal of pet waste stations and cleaning of pet parks when applicable.</li>
<li>Daily upkeep of amenity spaces including but not limited to playgrounds, basketball/sports courts,</li>
<li>tennis courts, etc</li>

<li>Painted curbing should always appear freshly painted</li>

2.Daily cleaning of leasing golf cart prior to the office opening.
3.Help remove items left behind by vacating residents for storage and/or disposal.

5.Equipment provided for your use to complete the job will not be abused. You will maintain all equipment. Your supervisor should be informed of repair needs.
