<li>Supervise, train and conduct staff meetings with Community Managers and other team members.</li>

<li>Follow up as needed on all aspects of property management.</li>
<li>Prepare and implement budget.</li>
<li>Negotiate contracts on behalf of the property(ies)/company subject to approvals.</li>
<li>Prepare for regulatory agency inspections.</li>
<li>Any other tasks, duties, projects, and responsibilities as assigned by management.</li>
</ul>
Qualifications:
The Regional Property Manager will have the following qualifications:
<ul>
<li>Minimum 5+ years-experience in affordable LIHTC &amp; HUD Project Based Section 8 multi-family affordable housing property management.&nbsp; Successful experience with certifications, recertifications, REAC/NSPIRE&nbsp;inspections, and MORs is required.</li>
<li>Working knowledge&nbsp;of all aspects of property management, accounting, inspections, collections, evictions, marketing, etc.</li>
<li>Strong computer skills – Yardi, Microsoft applications (Word, Excel, Outlook, Teams, Sharepoint) are required.&nbsp;</li>
<li>Willing to travel extensively to be on-site at properties within the RPM's assigned portfolio.&nbsp; Travel is&nbsp;typically daily but, often multi-day to properties within the region.</li>
<li>Understanding of financials, budgets, regulations, all applicable affordable programs, local and state statutes.</li>
<li>College degree preferred, but not required.&nbsp;&nbsp;CPM/HCCP/COS/certification or equivalent strongly preferred.&nbsp;</li>
<li>Superb organizational and time-management skills, able to multi-task.</li>
<li>Customer service - common courtesy and good communication skills with residents, clients, employees, and other individuals at all levels.</li>
<li>Works well with minimal supervision and direction.</li>
<li>Strong leadership, management,&nbsp;and supervisory skills.&nbsp;&nbsp;</li>
<li>Ability to work days, evenings and weekends as needed.</li>
<li>Ability to train and evaluate others, and develop skills and effectively manage performance.&nbsp;</li>
<li>Strong resident relations&nbsp;skills, and a role model in conflict resolution and customer satisfaction</li>
<li>Must have a valid driver's license and reliable transportation to provide effective coverage and oversight for assigned community portfolio.</li>

Job Description
 The Maintenance Technician is responsible for performing routine maintenance, repairs, and inspections throughout the community to ensure all common areas, amenities, and facilities are well-maintained, safe, and in excellent working condition. This role supports the Property Manager and HOA Board by helping preserve community assets, responding to resident service requests, and maintaining a clean and attractive environment. 
 Key Responsibilities: 
<ul>
<li>Perform daily maintenance tasks including minor plumbing, electrical, carpentry, painting, HVAC assistance, and general repairs. </li>
<li>Inspect and maintain common areas such as clubhouses, pools, fitness centers, parks, playgrounds, restrooms, and parking areas. </li>
<li>Conduct routine preventative maintenance on equipment, machinery, and building systems. </li>
<li>Assist with landscaping support, including debris removal, irrigation checks, minor trimming, and reporting issues to landscaping vendors. </li>
<li>Maintain cleanliness of community facilities by sweeping, power-washing, trash removal, and ensuring amenities are presentable and functional. </li>
<li>Monitor lighting, signage, gates, fencing, and community infrastructure; replace bulbs and make minor adjustments as needed. </li>
<li>Respond to maintenance requests in a timely, courteous, and professional manner. </li>
<li>Document completed tasks, materials used, and any follow-up work required. </li>
<li>Coordinate with management regarding resident concerns and vendor needs. </li>
<li>Assist with oversight of service providers performing specialized work such as landscaping, pool service, elevator maintenance, pest control, and janitorial services. </li>
<li>Report performance issues and confirm completion of contracted services. </li>
<li>Ensure all work complies with HOA policies, safety standards, and industry best practices. </li>
<li>Identify and report safety hazards, structural issues, or urgent repairs to management immediately. </li>
<li>Maintain proper use, storage, and inventory of tools, equipment, and supplies. </li>
